Palms, pines and oaks draped in Spanish moss shade the quiet lanes of Canaveral Groves, a Brevard County community less than 20 miles from Cocoa Beach. “Canaveral Groves is a really unique side of Cocoa,” says local Realtor Ray Giamporcaro with The Sunspot Team of eXp Realty. “You get a lot more land, so it definitely has a rural atmosphere. People like the privacy, and it's a popular area for horse owners. You also have the freedom to do what you want with your land, because there’s no homeowners association.” As part of Florida’s so-called Space Coast, the inland neighborhood is also within a 45-minute drive of Cape Canaveral, the Kennedy Space Center and Orlando International Airport.
Mediterranean homes and bungalows on quiet streets
The community offers a variety of home sizes and price points, with common styles including ranch-style houses, bungalows and Mediterranean-inspired homes. Prices range from $360,000 to $640,000, though fixer-uppers can go for $150,000 to $280,000. Most homes sit on wooded, private lots that range from 1 to 5 acres, and backyard ponds and pools are common. “A lot of owners can’t see their neighbor’s home from their own property,” says Giamporcaro. “But it does have a nice neighborly feel. People tend to know their neighbors. The community is almost like its own little town.” Its CAP Index Crime Score of 1 out of 10 is significantly lower than the national average of 4.
The area has a combination of paved and dirt roads, and Interstate 95 runs right through it. “Even close to I-95, noise isn’t a huge problem because the trees absorb a lot of the traffic sound,” Giamporcaro says. Canaveral Groves is also at risk for wind damage from May through November, prime hurricane season.
A Purple Star school and dual enrollment at Eastern Florida State
Most local students attend Fairglen Elementary School, which receives a C grade from Niche. In 2024, the school was designated a Florida Purple Star school for its commitment to assisting military families. Cocoa High School serves seventh through 12th grade and earns a C-plus. High Schoolers can take dual-enrollment courses through Eastern Florida State College, which borders the high school campus. Cocoa High also offers eight career and technical education programs, including digital information technology, auto body collision repair and exercise science.
Fried Floridian fare and nearby shopping
A few locally owned businesses surround Canaveral Groves, including Lone Cabbage Fish Camp, a longstanding local favorite that serves fried backwater bites like gator and catfish along with live music every Saturday and Sunday. On the neighborhood’s east side along Grissom Parkway, Jabbers Hometown Grill offers a build-your-own burger menu plus weekly specials like all-you-can-eat shrimp and taco Tuesdays. Downtown Cocoa Village, around 10 miles southeast, has an array of shops and restaurants along the Indian River. “Viera is also a huge resource to residents,” Giamporcaro says of the nearby master-planned community. “It’s just a short drive away and has restaurants, big-box stores, government offices and the Viera VA Clinic.” Walmart and ALDI are nearby options for groceries.
Outdoor recreation near Canaveral Groves
Just north of Canaveral Groves, Fay Lake Wilderness Park has playgrounds, an off-leash dog park and picnic pavilions. Visitors can launch nonmotorized boats on the lake or fish for largemouth bass and tilapia from one of the three fishing piers. Cocoa Beach, about 20 miles east, is known for hometown hero Kelly Slater, the famed surfer who holds the record for most World Surf League championships. The ocean beach is popular among locals and tourists alike, and visitors can watch cruise ships embark from Cape Canaveral.
Travelling along Interstate 95
I-95 leads 65 miles north to Daytona Beach or 150 miles to Jacksonville. Taking the interstate south leads to West Palm Beach, roughly 140 miles away. Downtown Orlando is less than an hour away.
