Centrally-located Colorado Springs neighborhood
In northeast Colorado Springs, Garden Ranch offers convenience, well-maintained homes and plenty of outdoor recreation. Parks, trails and open space surround this neighborhood, which sits right next to the University of Colorado at Colorado Springs. “The big draw here is definitely location,” says Jake Wade, Realtor with RE/MAX Real Estate Group based in Colorado Springs. “It has good access to the university, the Powers Corridor, hiking for all abilities and nice parks.” During the 1970s, this peaceful suburb was considered one of the northernmost points in Colorado Springs. The Air Force Academy is about 10 miles north and downtown is 7 miles away.
Ranch-style, split level and New Traditional homes built throughout the decades
Garden Ranch has wide streets and cul-de-sacs lined with evergreen trees. Front yards include rock beds with low-water plants and mature trees, and some backyards are fenced-in. Most homes have basements, and many lots exceed a quarter acre. The neighborhood primarily includes ranch-style and split-level homes built in the 1960s and 70s, with some New Traditional homes built in the early 2000s. Prices range from about $270,000 to $1.3 million, depending on age. Townhouses range from about $360,000 to $470,000, and condos range from about $200,000 to $280,000.
Colorado Springs School District No. 11 offers school choice
Grant Elementary, rated B-minus on Niche, is located in the neighborhood. Students may advance to Mann Middle, rated C-plus, and Mitchell High, rated C. Garden Ranch is zoned for Colorado Springs School District No. 11, one of the largest in the city. This district has an open enrollment policy, so public school students are not restricted to any particular pipeline, pending a student application and school availability. “It’s not a huge pro, but not a con either,” Wade says regarding open enrollment. “It’s nice. It’s a benefit to not be locked into something.” Several private Christian schools nearby serve kindergarten through 12th grade: Colorado Springs Christian School is rated B, and Pikes Peak Christian School is rated B-plus.
Nature preserves, hiking trails and Austin Bluffs Open Space
Local parks and outdoor destinations surround Garden Ranch, including Austin Bluffs Open Space. This nature preserve encompassing nearly 600 acres includes ancient rock formations with flat tops supported by layers of geological history. Garden Ranch Park consists of a baseball diamond, a basketball court and a playground. The volunteer-run Ranch Community Garden has more than 100 plots, all maintained by a drip water system. At Union Meadows Open Space, hikers, trail runners and mountain bikers can embark on easy and intermediate trails leading to views of Pikes Peak and the Front Range. Hidden Canyon Park and Palmer Park offer dozens more acres and miles of trails to explore. Adult recreational sports teams compete at Play It Now Sports, an indoor athletic complex.
Craft beer, vegan tacos and avocado toast
North Academy Boulevard is lined with chain stores like Target, King Soopers and Safeway. Third Space Coffee Roastery Café and Events offers catering services, spaces for rent and daily café dining. Folks can try popular menu items like the pumpkin praline latte or the avocado toast topped with feta, basil and a fried egg. Santana’s Vegan Grill serves plant-based tacos, burgers and sliders. Lost Friend Brewing Company's offerings include lagers, sours, IPAs and hard seltzers. Every day, food trucks come to this local, dog-friendly brewery.
Walking, driving and riding the bus from Austin Bluffs Parkway
Trails, sidewalks and bike lanes make Garden Ranch a pedestrian and bike-friendly neighborhood. Buses along Austin Bluffs Parkway and North Academy Boulevard take passengers throughout the city, including to Citadel Mall Transfer Center and the University of Colorado at Colorado Springs. From Garden Ranch, drivers can take Interstate 25 to get downtown, or take North Union Boulevard 7 miles south. UCHealth Grandview Hospital is 4 miles west, and Colorado Springs Airport is 13 miles away.
