Serene suburb for the laid-back lifestyle
The serene suburb of Old Farms continues to be a prime destination for home buyers seeking a quiet lifestyle. "It feels like a private feeling neighborhood; there are only a few ways in and out of the area," Erik Galloway, with Real Broker LLC, says. Large, mature trees fill the subdivision alongside well-kept homes and plenty of outdoor trails. The neighborhood has little street traffic but isn't isolated from nearby amenities, like restaurants, grocery stores and the Powers Boulevard commercial area. Downtown Colorado Springs is about eight-and-a-half miles away for people looking to commute to work.
Custom-built homes on larger lots
Houses in Old Farms range from around $420,000 for a split-level home with a garage and a driveway to about $650,000 for a new construction, ranch-style home built in 2021 with a garage and views of the Pikes Peak Mountain. "The builds there are very unique," Galloway says. "There are more custom-built homes with larger plots of land." Homes sell, on average, after 39 days on the market, compared to the national average of 42. Townhouses and condos are rare in the area, but they range from $300,000 to $400,000 when they are.

Go exploring at High Chaparral Open Space
High Chaparral Open Space offers Old Farms residents 54 acres of mixed-grass prairie lands, desert flowers and a prominent ridgeline. People will find trails and large open spaces for walking, bike riding and other recreational activities. "You can disappear back there," Galloway says. "It is a nice peaceful place for a walk." Old Farm Park shares a namesake with the neighborhood and offers a more traditional park experience, with a playground, swings, a dirt walking trail and a community garden in the center of the neighborhood.

High praise for Jenkins Middle School
Students can start their educational journeys at Scott Elementary School, a B-plus school according to Niche. Scott Elementary organizes activities and events to enrich student learning, like the Science and Engineering Fair and Battle of the Books. They can next attend Jenkins Middle School, which receives a B-minus and offers clubs like robotics, forensics and chess clubs. "My kids went to Jenkins Middle School, and we were nothing but impressed," Galloway says. "The communication with parents is great, and there are tons of things to be involved in." Teenagers may go to Doherty High School, a B institution that offers sports like basketball, football and soccer.
Close to amenities and Powers Corridor
While Old Farms is a more private neighborhood, it is very close to restaurants and other shopping amenities. "You are literally minutes away from several grocery stores; it is very convenient," Galloway says. One of those nearby grocery stores is King Soopers Grocery Store, a Colorado chain with 118 store locations across the state, where people pick up their produce and pantry favorites. King Soopers is at Ridgeview Marketplace, a shopping center at the thoroughfare of Powers Corridor. Start the morning off at Wayfinder Coffee, a local standout coffee shop serving seasonal blends, tea and pastries. In the southeast of the neighborhood is L&L Hawaiian Barbeque, which serves traditional Hawaiian plate lunches in an island-themed restaurant chain. Big-name retailers, like Target and TJ Maxx, are a few minutes south along North Powers Boulevard.
First & Main Town Center is near Old Farm and has a cinema, restaurants, and shopping.
Costco is adjacent to the Old Farms neighborhood.

Bring a car to Old Farms
Locals primarily rely on their vehicles to get around the neighborhood and nearby areas. For those who don't want to drive, there are bus routes throughout and stops along Austin Bluffs and Powers. The neighborhood is walkable and bikeable for leisure or visiting a friend's house, but not for running errands, like grocery shopping. Colorado Springs Airport is about 11 miles south of the neighborhood.
