Bridgeland is a highly desirable community in Cypress

Bridgeland is a developing master-planned community in Cypress, Texas, designed to integrate the surrounding landscape with modern living. “Bridgeland is all about nature, with areas for walking, ponds for paddleboarding and canoeing, and a birdwatching station. It’s a Howard Hughes development, and they also developed the [nearby] Woodlands. They’re about 15 more years left on the total project,” says Jill Bennett, a Cypress resident and experienced Realtor with NextHome Realty Center. Locals commute to nearby cities for work, and students attend highly rated schools. In 2024, Bridgeland was recognized by the National Association of Home Builders as the Master-Planned Community of the Year.

Buyers will find a range of home styles and sizes

Roadways wind past quiet residential subdivisions bordered by well-maintained sidewalks. The through roads branch off into smaller neighborhood streets. Homes in the 11,4000-acre community are built by multiple developers, offering a range of sizes and customization options. Buyers can find farmhouse styles as well as New Traditional dwellings. Some homes display Mediterranean influences, while others feature a mid-century modern style. These residences are throughout five distinct villages, including Lakeland—the first established subdivision—and Prairieland, which has new construction. “For Bridgeland, it can be very difficult to get in under $400,000, and prices can go to about $2.5 million,” Bennett says. Attached homes start at $300,000 and go up to around $525,000. Homes of up to 3,000 square feet typically sell for between $350,000 and $680,000. Larger residences range in price from roughly $600,000 to $2.5 million, depending on the size and customizations.

Students attend the Cy-Fair ISD and other school systems

“They have exemplary schools. There is an educational campus in the community that has a high school, middle school and elementary school. So, people see that as really desirable,” Bennett says. Wells Elementary receives an A rating from Niche. Sprague Middle began accepting students in 2023 and is currently unrated. Bridgeland High earns an A-plus. These schools are part of the Cypress-Fairbanks Independent School District, which has an A. The community is also home to the private Primrose School of Bridgeland. Bennett adds that the community is zoned for additional school systems, including Katy Independent School District and Waller Independent School District; the school systems have A-plus and B ratings, respectively, from Niche.

Home to ample recreational outdoor offerings

Miles of trails lead residents past homes, ponds and natural green spaces. These pathways are suitable for pedestrians and bicyclists. The master-planned community also offers several parks and amenity centers. Dragonfly Park is an active, residents-only spot with a resort-style pool set near an artificial lake. There is also a dog park, tennis courts and a playground displaying dragonfly-themed equipment. Creekland Village and Prairieland Village will receive an additional 40 acres of land dedicated to recreational spaces. The construction plans include a pavilion, playground and dog run in Creekland Village, as well as a splash pad in Prairieland Village.

Near the growing Bridgeland Central

“They are developing [Bridgeland Central], a new town center. There will be shopping, restaurants and business parks within the community,” Bennett says. “One of the largest H-E-B locations was recently opened.” The supermarket has been a part of the Village Green at Bridgeland Central since 2024. The store includes a True Texas BBQ restaurant, offering both indoor seating and a drive-through. Nearby restaurants include Piada Italian Street Food and Local Table, which serves New American cuisine. Chevron USA purchased 77 acres for a new facility in the mixed-use development. Although growing into a self-sustaining community, locals will go as far out as Katy for retail spaces like the Katy Mills open-air mall.

An upcoming hospital and active roadways in the community

Bridgeland is a walkable and bikeable community; however, locals often need to travel by car to reach nearby destinations. Drivers can quickly access Interstate 10, U.S. Route 290 and the Grand Parkway toll road. The upcoming medical office, Memorial Hermann, will provide emergency and primary care; the planned hospital will be situated at the intersection of Fry Road and Tuckerton Road. Locals can reach Katy in about 15 miles. Downtown Houston is approximately 30 miles away; George Bush Intercontinental Airport is roughly a 35-mile drive from Bridgeland.

Events in the master-planned community

Bennett says that the master-planned development offers a lot of community involvement. “In the summer on Fridays, once a month, they have Friday Night Lights. They have food trucks and entertainment inside the community that is open to all the residents,” Bennett says.

Crime

Bridgeland has a CAP Index Crime Score of 1 out of 10, which is significantly lower than the national average of 4.
