Getting downtown with I-45 and DART
McCommas Bluff is located less than 10 miles from downtown Dallas, and residents can take U.S. Route 175 to Interstate 45 to get there. DART's Green Line rail is the only direct public transit route to downtown, which leaves Lake June Station and gets residents there in about 30 minutes. The nearest hospital is the VA North Texas Health Care System, which is about five miles outside the neighborhood and serves veterans and their families and caregivers; all other residents travel nine miles north to the Baylor University Medical Center for medical attention. In McCommas Bluff, buyers can find single-family homes for much lower prices than in most of DFW. "Houses in this area often sell for less than their market value because of the income limits. They want to sell to lower-income families," Garcia says. "I've had some houses in that neighborhood that are valued at $300,000, but they sell them for $260,000 to make it work for the buyer." Houses in the neighborhood are primarily 1950s- and '60s-built cottages, though there has been some recent development in the area, adding splashes of modern architecture into the mix. Prices in McCommas Bluff start around $150,000 and rarely exceed $350,000, with a median overall price of $250,000.
Access to errands and family-run restaurants
Residents dine at local restaurants like Crazy Brothers, which offers heaping portions of cooked-to-order American food and breakfast specials; Grannie's Kitchen and Catering, which serves soul food to go; and El Dorado Café, a family-owned restaurant with a mixed menu of Mexican dishes, burgers and traditional American breakfast items like pancakes and waffles. The neighborhood also has fast-food chains like McDonald's, Jack in the Box and Subway. At the Loop No. 12 South Shopping Center, residents can shop for groceries at Price Buster and run additional errands at shops like a beauty supply store, Family Dollar and a laundromat.
Free environmental education at the Trinity River Audubon Center
McCommas Bluff is home to the Trinity River Audubon Center, a 120-acre nature preserve that holds the title of largest urban hardwood forest in the United States. Its five miles of trails allow visitors to explore hardwood forests, wetlands and grasslands and view various birds and other wildlife. Admission to the park is completely free, and visitors can also check out the center's educational programs to learn more about the ecosystem. Smaller nature preserves along the Trinity in the neighborhood include the Joppa Preserve and the McCommas Bluff Preserve, both popular for hiking and biking along the water. At the nearby Trinity Forest Adventure Park, the neighborhood's most daring residents can swing from the treetops through a series of zip lines and ropes courses.
Career pathways at H. Grady Spruce High School
Students in McCommas Bluff attend schools in the Dallas Independent School District, starting with Rufus C. Burleson Elementary School, which received a B-minus on the educational review site, Niche, followed by E.B. Comstock Middle School and H. Grady Spruce High School, which received Cs. H. Grady Spruce is home to the Eastfield College Career and Technical Education Early College High School, the first CTE early college high school in the Dallas metroplex. Through this program, students can graduate with a high school diploma, an Associate's Degree in Applied Science from Dallas College Eastfield Campus and a Technical Certificate in a chosen pathway like manufacturing technology, air conditioning and refrigeration technology or digital multimedia technology.Horseback riding and the local library unite the community
River Ranch Educational Charities, a neighborhood nonprofit providing educational and therapeutic equestrian experiences to marginalized populations, serves the community on the third Thursday of each month with free horse rides, field day games, a bounce house and a petting zoo. The McCommas Bluff Landfill is located in the neighborhood, which could affect the smell of the immediate surrounding area, but all of the neighborhood's residential housing is in its northeast corner, opposite the landfill on the southwest side.
