What life is like in Belcaro

Large, tree-shaded lots line the streets of Belcaro, one of Denver most high-end neighborhoods. With quiet streets near a premier shopping district, the neighborhood is known for its luxury homes and the price tags that come along with them. Over the years, the community has been home to U.S. senators and members of Denver’s elite, and historic homes like the Phipps Mansion are known across the city. With its tree cover and well-landscaped properties, Belcaro has a park-like feel, with wide streets and sidewalks leading to community green spaces, centrally located schools and the small businesses of University Boulevard.

Luxury estates and million-dollar builds

Most houses here were built between the late 1930s and the 1960s, with some ‘90s and early 2000s builds here and there. Walking through the area, you’ll see everything from Tudor Revivals and large brick foursquares to Spanish-inspired estates and cozy storybook cottages. Backyard pools and spacious lots are common, with some reaching over half an acre. “The neighborhood has very intricate, windy roads with established trees,” says Alysa Bohm, a local real estate agent with eXp Realty. “Homes here are older than in some surrounding neighborhoods, but are beautifully updated and maintained, so you’ll see higher price points.” Single-family homes start in the mid-$700,000s and reach around $8 million, prices increasing alongside square footage, luxury upgrades and yard space. High-end condos and townhomes can be found on the neighborhood’s north side, with prices ranging from the low $300,000s to around $2.7 million.

Highly rated public and private schools

Belcaro is served by highly rated Denver Public Schools, including Stephen Knight Center for Early Education, which is located in the center of the neighborhood. Denver South High is also close by. The district offers a variety of career and technical education courses and partners with nine local colleges for its concurrent enrollment offerings. Nearby private options include The Goddard School of Denver and St. Vincent de Paul School, which serves preschool through eighth-grade students.

Walkable streets lead to nearby recreation

Pocket parks dot the residential areas of Belcaro, and most locals are half a mile or less from the nearest green space. City of Brest Park has open space, a walking trail and picnic tables, while the nearby Pulaski Park offers athletic fields, a playground and access to the Cherry Creek Trail, which winds alongside its namesake waterway for over 40 miles. The 165-acre Washington Park is a few miles away and features lakes, picnic areas, a boat house, trails and athletic courts. The Denver Country Club is also nearby. Club members can:

  • Practice their serves on the tennis or pickleball courts
  • Play a round of 18 on the golf course
  • Spend an afternoon at the outdoor pool
  • Take a class in the fitness center

Cherry Creek shopping and nearby favorites

There are numerous shopping hubs just outside of the neighborhood, including the Cherry Creek Shopping Center and Colorado Boulevard. You can swing by Target, Whole Foods or King Soopers for groceries and essentials. “There are tons of parks and shopping options close by,” says Bohm. “You’re close to the businesses along University Boulevard and Gaylord Street shopping.” University Boulevard has a charming business district, with local favorites like:

  • Bonnie Brae Ice Cream, a long-standing creamery with dozens of rotating flavors
  • Campus Lounge, where you can enjoy burgers and pub fare while watching the night’s game
  • Katherine’s French Bakery & Café, known for its pastries and sandwiches

Commuting downtown and to the Tech Center

Downtown Denver is less than 5 miles northwest and around 15 to 20 minutes away by car, depending on traffic. “From Belcaro, you have close highway access for Interstate 25, so commuting is easy,” Bohm says. I-25 provides a direct, 8-mile route to the Denver Tech Center, one of the city's largest employment hubs. You can also catch the Regional Transportation District (RTD) bus from Mississippi Avenue or University Boulevard.
