What started as a master-planned community in the early ‘80s has become one of the first residential markets in Denver’s Aerotropolis — a collaboration between state and local governments to transform thousands of acres of prairie land into a commercial community near the Denver International Airport (DEN). Many of these commercial plans will go along Tower Road. “It is going to be like a mini-Vegas. There are lots of hotel developments and new establishments planned,” says Erik Ledezma, a real estate agent with Call it Closed International Realty who has experience in the area. New roads, parks, stores and community spaces are also coming to Green Valley Ranch, showcasing how infrastructure and amenities are only expanding. “It’ll be a new hub. People won’t have to leave Green Valley Ranch because they’ll have just about everything in their community,” Ledezma says. While prospects of a growing commercial area attract residents, Green Valley Ranch is already home to some restaurants and gathering spaces like Town Center Park, where many of the community’s events take place. With builders offering contemporary homes and some older dwellings scattered mainly in its southern sector, this area offers classic suburban living with modern amenities. Green Valley Ranch is just around 15 miles away from downtown Denver, offering residents a growing area with a convenient location.

Classic 1980s suburban builds and new constructions
Along winding streets that often spread into cul-de-sacs are single-family homes dating back to the 1980s and many new constructions. These properties are part of various HOA subdivisions, and they typically sit on a median of around 5,220 square feet. Their grassy lawns stretch toward sidewalk-lined streets. The 1980s-era homes from the first stages of Green Valley Ranch are south of Green Valley Ranch Boulevard. These range from classic 2-story suburban constructions with attached garages and symmetrical facades to cozy asymmetrical split-levels and tri-levels that bring character to the community. Modest bungalows and ranch-style dwellings are also scattered around the area. Developers like Oakwood Homes are building an array of new layouts, including contemporary Craftsman-inspired builds like their carriage developments, which feature small porches and some elements that vary in depth, creating a non-uniform look to these properties. Oakwood homes sell for anywhere from $450,000 to nearly $600,000, and prices in all of Green Valley Ranch typically range from just upwards of $380,000 to $960,000, depending on the property’s age, size and location. Some homes under the Denver Affordable Home Ownership program fall outside that range.

Denver Public Schools
Students can enroll in Denver Public Schools. Depending on where they live, they will have a couple of options, but some students here may attend Omar D. Blair Charter for kindergarten through eighth grade, which boasts a student-teacher ratio of 15-to-1 and receives a C-plus rating on Niche. Children can also head to C-rated Marie L. Greenwood Academy for kindergarten through eighth grade. Here, they can engage in extracurricular opportunities like Horticulture Club and Girls on the Run. To finish their schooling, they can apply to attend B-plus-rated DSST: Green Valley Ranch High School. Niche ranks it as the number one standout high school in Colorado. Juniors take advantage of a 10-week-long internship program, where they gain professional experience. The high school also offers various electives, including transmedia art, creative engineering and theatre. While most students attend nearby schools, because of SchoolChoice, they can also apply to other schools within the district that may better suit their needs.

Community park, golf course and a nearby wildlife refuge
With easy access to small community parks, an award-winning golf course and a nearby wildlife refuge, locals have plenty of outdoor space to explore when they want fresh air. Green Valley Ranch West Park offers multiuse fields, a playground and a basketball court, making it a popular spot for kids wanting to run off their energy and locals wanting to challenge their friends to a match. Golfers head to Green Valley Ranch Golf Club to practice their aim at 18-hole and 9-hole courses, enjoying a view of the Rocky Mountains while they swing. Farmers market, summer concerts and other events
Town Center Park offers much more than recreational spaces and the Green Valley Ranch Recreation Center. BLiNG Entertainment and Events helps organize gatherings held in the park, giving locals a place to mingle with their friends. From June to August, the Master Homeowners Association of Green Valley Ranch sponsors a weekly farmers market, where visitors can purchase locally grown produce and enjoy free art opportunities that in the past have ranged from henna to caricature to face painting artists. On some summer Sundays, visitors grab their blankets and lawn chairs, gathering around the park’s stage to enjoy food trucks and live music performances. At the annual July Kids Arts and Activities Quest, young eventgoers spend the day full of creative fun, learning magic tricks, juggling and more. When the weather gets crisp, locals enjoy events like the Green Valley Ranch Fall Festival, which is complete with craft stations, food trucks, live music and a hayride. Other community events include Trunk or Treat, where kids dress up and trick or treat from community members’ decorated trunks, and an annual tree lighting ceremony, which features pictures with Santa, seasonal refreshments and holiday performers.

With happy hour specials, bingo nights and casual fare, it is no wonder this has become a hot spot for the community. For groceries, locals can head to King Soopers.

RTD, nearby employers and commutes
Green Valley Ranch locals enjoy easy access to Interstate 70, the Colorado E-470 tollway and Regional Transportation District (RTD) bus stops and rail stations. They will be near the Gateway Park Station, which can get them to DEN in 15 minutes. Locals can also take Peña Boulevard to DEN, which is around 11 miles away.
