A home in Hampden South puts you at the doorstep of the Denver Tech Center, the city’s hub for technology employers, from burgeoning startups to household names such as Zoom. The Denver Tech Center has also drawn restaurants and entertainment complexes, but you don’t need the budget of a software CEO or venture capital bigwig to afford to live close by. Instead, elect for an address in nearby Hampden South, where no-frills houses and compact condos are available at sensible prices.

Despite the easy access to a jobs hub, Hampden South is far enough from Denver’s urban core to keep home prices reasonable, says Brett Zuckerman, a broker associate at Madison & Co. Properties who has lived in Denver for more than a decade. “It’s a very attractive second step for a lot of people.” Homebuyers interested in the neighborhood can choose from condos concentrated on the west and south sides or rows of split levels and ranch homes to the north and east. The latter option’s small yards usually are trimmed grass lawns, though some houses elect for gravel lawns to cut down on upkeep and water use. Two-bedroom condos start in the low $200,000s, with three-bedroom single-family houses priced in the high $500,000s. A spacious house with six bedrooms or a luxury penthouse condo is likely to cost more than $1 million. The market is competitive, with the average home selling in less than four weeks, but Zuckerman says buyers in Hampden South aren’t as likely to be bidding against deep-pocketed companies as they might in other development-heavy neighborhoods.

With four parks spread among the community, Hampden South’s plentiful green spaces are another highlight of the neighborhood, Zuckerman adds. Some residents can cross the street from their front porches to enter Rosamond Park, where the landscape transitions from open athletic fields to a shaded stream. Rosamond Park is along the Goldsmith Gulch Trail, a 15-mile trail through the Denver metro that Hampden South residents can use to walk between Rosamond Park and Wallace Park.

If kids in Hampden South attend the Denver Public Schools system, they don’t go far for in the mornings or afternoons. Many children start at Southmoor Elementary in the neighborhood; graded an A-minus by Niche, Southmoor treats students to Rrck’n Moose Day every Friday, a day of themed creative activities. Kids may dress up like pirates, dance to music or work on art projects. Meanwhile, B-minus-rated Hamilton Middle School and A-minus-rated Thomas Jefferson High School are less than 1.5 miles from Hampden South.

Living near the Denver Tech Center doesn’t just put you close to jobs; the neighborhood is an entertainment center as well. For example, Pindustry, 3 miles outside Hampden South, offers a spot for a night of bowling, a round of arcade games or a weekend concert. Meanwhile, a shopping center in the middle of the neighborhood is full of restaurants, so it’s never a long drive to try some Denver cuisine. FelFel brings the flavors of the Mediterranean to the mountains with falafel and shawarma plates that can be picked up in a snappy, counter-service atmosphere. The north end of the neighborhood is where you’ll find a Whole Foods Market, while a Target less than a mile away provides an option for those who want to knock out their whole shopping list at one store.

Whether residents need to commute to the tech center, less than a mile away, or downtown Denver, 12 miles away, they can use the Regional Transportation District’s Southmoor Station less than half a mile from the neighborhood to hop on a public train and bypass traffic. You can reach downtown Denver within 45 minutes by rail, while the drive along Interstate 25 may take 40 minutes or more depending on traffic.
