Living in Montbello, Colorado
Just 13 miles east of Denver, Montbello is a peaceful, leafy suburb located between Interstate 70 and the Rocky Mountain Arsenal National Wildlife Refuge. The neighborhood was first planned in the 1960s when a real estate developer by the name of Jordon Perlmutter saw an opportunity in 3,000 acres located outside of the quickly growing city and envisioned an All-American suburb: rows of homes with large yards, neat sidewalks, and mature trees. There would be retail centers with shopping and dining options, planned neighborhood parks for recreation and get-togethers, and good schools. In 1965, his vision finally became the Montbello neighborhood. "There's a tangible sense of community here with so many long-time homeowners. It's the kind of place neighbors often see each other out and about walking to the store to pick something up or taking their kid to play at the local park," says Donna Jarock, a Realtor with Coldwell Banker Realty who has sold homes in Aurora since 1997.

Spacious, Denver-area homes at affordable prices
Montbello homes are a catalog of the passing decades and Denver's history since the 1960s. The earliest homes are mid-century, single and multi-level properties with large yards and tall ornamental trees. Homes here are also considered relatively affordable and spacious for the Denver metro. The smallest properties can be found selling for around $380,000, while homes with up to 3,000 square feet can sell for $600,000. "If needed, a lot of homes here are big enough to be divided for two families. It's pretty easy to rent out the lower floor and have a separate entrance, too, so that helps make them more affordable," says Denys Daniel, an area resident and real estate agent with Casa Colorado. Because there's no homeowner's association, the neighborhood includes a broad array of styles, from split-levels and bungalows to two-story traditional homes with wood siding, brightly colored exteriors and large attached garages. Montbello has a CAP Index Crime Score of 5 out of 10, which is higher than the national average of 4.

Denver Public Schools supported by Montbello's community
Montbello takes education very seriously, and the abundance of schools in the neighborhood reflects it. In addition to several private options like Monarch Montessori of Denver, students in the neighborhood are served by public schools like Maxwell Elementary and Montbello Middle, which both received ratings of C from Niche. Older students may attend Montbello High, which also receives a C rating. Located at the center of the neighborhood, this school served the community for over three decades after opening, but Denver Public Schools closed it permanently in 2014, or so they thought. Eight years of meetings, committees, and events to draw attention to the need for a community high school paid off, and Montbello High School reopened in August of 2022, proving that Montbello residents never give up on their students. Classes were held in temporary pods until a new state-of-the-art campus opened in August of 2024.
Maxwell Elementary opened up in 1998 and serves the Montbello community.
Most neighborhood students will graduate from Montbello High School.

Getting outdoors in Rocky Mountain Arsenal and Montbello parks
The 16,000-acre Rocky Mountain Arsenal National Wildlife Refuge is directly across 53rd Avenue from the neighborhood, offering views of native species like bison and prairie dogs, recreation opportunities and more than 20 miles of trails to enjoy the wide-open prairie ecosystem. Lake Ladora is also in the park, so visitors can fish for largemouth bass and channel catfish or enjoy a 3-mile walk around the lake. Montbello also has popular pocket parks like Montbello Central Park, which provides an open green space and sports facilities near the neighborhood's schools. The park has spaces for tennis and baseball, a playground and a mountain biking pump track. The new Montbello Open Space Park has a play area with caves and boulders for climbing and a paved trail with over five acres of native plantings. At the Montbello Recreation Center, members and visitors can play in the indoor pool and take classes in the group fitness and art rooms, or head to the pickleball and volleyball courts for some fun pickup games. Alternately, the Rocky Mountains are also just 45 minutes to the west for those wanting to enjoy a lifetime of skiing and hiking.

Shopping and dining along Green Valley Ranch Boulevard
With the TownSquare at Gateway Village shopping center located just east of the neighborhood on Green Valley Ranch Boulevard, conveniences are kept close by. Without leaving their local area, residents can stop at their local Walmart Neighborhood Market, get a workout in at Planet Fitness or pick up some groceries from Costco or Sheger International Market. For something to eat, this shopping center also offers a number of options, from dessert spots like Aztlan Itza, where residents can get a Nutella, banana and strawberry crepe with whipped cream, to casual eateries like Wingstop and Blackjack Pizza & Salads. Woolley's Grill & Lounge is also in the neighborhood, serving made-from-scratch American dishes like miso mutter scallops and blackened salmon alfredo. For a night out, residents can try margaritas and Mexican cuisine like freshly-made enchiladas at El Patron.

Twenty-five minutes to Denver along I-70
"People really like how convenient the neighborhood is. You're right by I-70, so downtown is just 20 minutes away, and there's lots of nearby shopping in the neighborhood," Daniel says. With Interstate 70 passing just south of Montbello, commuters can drive the 11 miles downtown in 20 to 30 minutes, depending on traffic. Those without cars can find local bus routes along thoroughfares like Peoria Street, while Peoria Station offers access to the light rail just half a mile south of the neighborhood. Denver International Airport is about 12 miles, or a 20-minute drive, to the northeast, while the closest hospital, the University of Colorado Hospital, is just 4miles south along Peoria Street.
Montbello is a short drive from Downtown Denver.

Community events in Montbello
For the past seven years, Parkfield Lake Park has been the place to be every September when celebrating Montbello Alive! The event was created to celebrate the neighborhood's vibrant and resilient community. Each year the park is filled with over a thousand people, food trucks, vendors, and live entertainment. When night falls, cycling enthusiasts decorate their bikes with neon for a glow-in-the-dark night ride. Residents who prefer to remain stationary can huddle under blankets and pass popcorn while watching family-friendly movies in the park.

I have been living here for over 5 years and have seen the community change a little over time. I like that it is a tight-knit community and they have different events and many schools to pick from but I would like to see it go up. Not everyone shows the pride of ownership they should, I think if we all showed the necessary pride of ownership in our homes the area values would go up for sure.

My driving thru Montbello can be very frustrating specially for someone trying to have a healthy living. There is no healthy super market. Driving thru the main street Peoria St. all you can see is at least four fast food restaurants in the same street.

As a person of color born in Montbello, I have heard a lot of rumors about Montbello being a very bad place to live. As people say it is 'gehtto' and 'dangerous' but as a person born and raised here I find that those stereotypes untrue. While yes there are areas and some people who fit into this. Most of the area is safe at night and a very diverse community. While growing up and going through school every teacher and staff would tell us we need to break those stereotypes about our community. And to show people just because this is an area filled with people of diverse backgrounds and minorities, it is not a bad or uneducated area.
