Cheatom Park is small in size, but big in heart
Cheatom Park is a small neighborhood with a great sense of community. Its volunteer neighborhood association keeps the neighborhood united with meetings and events. Its housing price range includes homes that have been recently renovated and properties in need of some updates. Cheatom Park has two parks and is just a few miles north of Downtown Des Moines. The majority of the neighborhood is occupied by the Mercy Medical Center and the urban campus of Des Moines Area Community College (DMACC).

Housing options and average prices
Bungalows and ranch-style homes are common in Cheatom Park. Houses tend to be older, with most properties built between the late 1800s and the early 1900s. “About half of them have been fixed up,” says Darson Grantham, a Realtor with The Grantham Group. There are also a few options built in the 1970s and ‘80s. Prices range from the high $70,000s to the low $200,000. Grantham notes that the area tends to be more affordable compared to other neighborhoods in the vicinity.• Cheatom Park has a median sale price in the mid $100,000s.• Downtown Des Moines has a median in the low $300,000s.• King Irving has a median in the high $100,000s.Cheatom Park’s sale price is on par with River Bend. There are many apartments in the area, and over half of the neighborhood is made up of renters.

Cheatom Park Neighborhood Association
All residents are welcome to join the Cheatom Park Neighborhood Association. The voluntary organization holds monthly meetings, neighborhood listening sessions and events, like a neighborhood leadership workshop. Their annual National Night Out celebration is a block party with live music, food and kids’ activities. “Each area is going to have its own little community feel,” Grantham says of the smaller neighborhoods close to downtown. The Cheatom Park Neighborhood Association is also dedicated to preserving the neighborhood’s rich history, as it has been home to many local civil rights leaders.
Public transit and daily commute
Most of the people living in Cheatom Park own cars because the city has very little traffic, Grantham says. While public transit may take longer to reach the same destination, there are Des Moines Area Regional Transit Authority (DART) bus stops throughout the neighborhood. Cheatom Park is bordered by Interstate 235, a major thoroughfare that runs from West Des Moines towards Ankeny. The interstate separates the Cheatom Park from Downtown Des Moines, giving the neighborhood limited walkability. “All of the amenities are downtown,” Grantham says. “You’re just two miles away.” Des Moines International Airport is nearby in the Southwestern Hills neighborhood.

Parks and other amenities
Despite being a small neighborhood, Cheatom Park has two parks. Sharing a name with the neighborhood, Cheatom Park is a 3.5-acre green space with basketball courts and a new playground on the way. Good Park is a larger park with tennis courts, a multi-sport field and a playground with a seasonal water sprayer. “We have a lovely community garden that was created by Joppa," says Jamie Yovonie, treasurer for the Cheatom Park Neighborhood Association and resident of over 25 years, referring to the non-profit organization that aids people without homes. Students at DMACC's Urban Campus can sit outside at Nash Park, a small, open space located near the campus.

Schools in Cheatom Park
Des Moines Public Schools serve the neighborhood. Students may be able to transfer to magnet and other schools within the district through within-district transfers. The state offers an Open Enrollment program for families who want to enroll their children in another Iowa school district. The area’s zoning is divided, with Roosevelt High School to the west and North High School to the east. High schoolers can take dual enrollment classes through DMACC, whose urban campus is located in Cheatom Park. Holy Family Catholic School is a preschool through eighth grade option in the nearby Capitol Park neighborhood.
Moulton Elementary School serves Cheatom Park students in grades K-5.
Callanan Middle School serves the intermediate students of Cheatom Park.
Roosevelt High School hosts students on the west side of Cheatom Park.
