East Detroit neighborhood near the river seeing recent investment

East Village is clustered alongside other neighborhoods with a long history in Detroit, near the city center and the Detroit River. Originally settled by European immigrants attracted to Detroit's robust auto industry, the neighborhood still contains turn-of-the-century homes, which are much larger than average for the price point and urban location. The auto industry is still a draw as well, with the lights of the Detroit Assembly Complex – Jefferson shining along the eastern edge of the community, operating 24 hours a day. Once an area facing abandonment and disinvestment, it continues improving with increased homeownership, a rising arts scene and a neighborhood group advocating for the community. One of the highlights for residents is being adjacent to Indian Village, a designated historic district with million-dollar mansions. "East Village has a really cool vibe to it," says Kimberly Young, Principal Broker at Golden Eagle Real Estate. "It reminds me of something you'd see in one of the New York City boroughs. The homes are not historic, but they're as close as you can get."

Modernized Colonial Revivals and Victorians

With streets lined with early 20th-century homes such as brick Colonial Revivals, Victorians and American Foursquares, East Village is a mainly residential community. Properties are much larger than many across the city at around 3,500 square feet, often with front porches and small grassy patches for front lawns. The neighborhood has seen significant recent investment, as owner-occupants are buying homes and making major updates. "We're seeing a lot of investors coming in and taking houses down to the studs and making them look a little contemporary," Young says. "They're adding things people like, such as recessed lighting, granite countertops and more spacious, open concepts." Homes needing rehabilitation can be found for $55,000 to $190,000, while those ready for move-in sell for $175,000 up to $450,000. The East Villages Block Club Association continues addressing issues facing the community, and in the summer of 2024, proposed a community land trust to promote resident-owned property and add affordable housing.

Waterfront activities at Belle Isle Park

Near the neighborhood, both Pingree Park and Erma Henderson Park provide walking paths, basketball courts and green space for open play. Across the river, Belle Isle blends nature, history and recreation on a 982-acre island park on the Detroit River. First opening to the public in 1880, it contains several historic public landmarks such as the Belle Isle Aquarium, Belle Isle Casino and the Dossin Great Lakes Museum. There are kayak, canoe and paddleboard rentals, fishing piers and a beach with views of the Detroit skyline. Nature trails also traverse the natural wooded area that makes up one-third of the island. In 2020, the East Villages Block Club Association unveiled a new community garden and picnic area at the corner of St. Paul and Fischer Street.

Cocktails, custard and brunch at Two Birds

The small business scene adds to the New York City borough vibe, Young says. "You get really cool coffee shops, pubs and hole-in-the-wall places people like to go to," she says. These spots are clustered together about a mile west near Indian Village. La Fonda Street specializes in Latin American flavors, serving Venezuelan pork cachapa, chimichurri steak tacos and elote. Two Birds is a family-run bar that serves custard in the summer through the walk-up window. It also brings in a food truck on Sundays for a southern-style brunch. The Velvet Tower sells vintage clothes next door. Indian Village Marketplace is nearby for meat, produce and pantry staples.

Hutchinson Elementary-Middle School supports student interests

Parents have school choice through the Detroit Public Schools Community District, which earns an overall C from Niche. Two Detroit Public Schools are located right in the neighborhood. The C-minus-rated Hutchinson Elementary-Middle School serves students in kindergarten through eighth grade. The school supports student interests through girls' and boys' basketball, the Inside Out Literary Arts program and a middle school science lab. Also in the neighborhood, the C-rated Southeastern High School is one of the district's five specialty high schools requiring an exam for admission consideration. Students can embark on career pathways in advanced manufacturing, information technology, entrepreneurship and business.

East Villages Block Club Association brings the community together

Besides regular community meetings, the East Villages Block Club Association hosts special events to unite the neighborhood. In August, the East Village Backyard Barbecue features a cookout with burgers and hotdogs, along with arts and crafts for the kids at the new community picnic area. The neighborhood has seen a rising art scene in recent years with the addition of the Shepherd, a century-old church converted into a cultural arts center with spaces for performing arts, worship and art exhibitions.

Bike lanes and buses on Jefferson Avenue

East Village is walkable to neighborhood schools and parks with plenty of sidewalks. It's just 4 miles east of downtown Detroit, with various ways to get there. Cutting through the center of the neighborhood, Charlevoix Street is a starting point toward the city center. Bordering the neighborhood's south side, Jefferson Avenue has a bike lane leading downtown. The number 9 bus also stops on Jefferson every 10 minutes. About 4.5 miles west, Detroit Medical Center offers 24-hour emergency care. Residents looking for a place to worship don’t have to go far – nearly a dozen churches within the neighborhood serve varying denominations.

Higher-than-average crime score

East Village has a CAP Index crime score of six out of 10, compared with the national average of four. Homicide and Assault with Weapon are scored 9 and 8, respectively. Detroit saw a 13% increase in violent crime in 2020; however, in 2021, it saw a decrease in several violent crime categories, including homicide. The Detroit Police Department's 2022 Community Safety Strategy aims to continue addressing crime with unique strategies for each precinct.
