Fitzgerald is part of the next wave of growth around Livernois

Named for the jazz legend Ella Fitzgerald, this northwest Detroit neighborhood is dreaming a little dream of a bright future. In the past, the area struggled with outdated homes, empty storefronts and vacant lots. But now, with investment pouring into the Livernois corridor, Fitzgerald is seeing years of dedicated community work come to fruition. As new businesses open and homes are rehabbed, the neighborhood is growing in popularity, especially thanks to its proximity to the University of Detroit Mercy. But prices are still low here, meaning you can snag a historic brick home for less than $200,000.

Historic homes have bounced back, but prices stay low

Fitzgerald has all the charm of an early-1900s Detroit neighborhood, with tightly spaced lots and a mix of Detroit-style bungalows, American Foursquares and Tudor Revival homes. As revitalization efforts have swept through, curb appeal is on the rise. “It’s a neighborhood that’s up and coming,” says Colleen Levitt with Good Company Realty, who has over a decade of experience in the city. “There was deterioration over the years — and now people are moving back in.”

Prices start under $100,000 for homes that need significant updates, reaching the mid-$200,000s for fully renovated homes. Prices are relatively affordable for the area, especially compared to the north of McNichols Road. “It still has some ground to make up to compare to nearby neighborhoods,” Levitt says, referring to Sherwood Forest, University District and more recently, Bagley. “But it’s a bit more affordable too.” She says that in some ways, Fitzgerald is the new Bagley, since it’s the next spot to get major city investment, and the new place to find a deal. “You can get the prices here that you would see in Bagley five years ago,” she says.

Revitalization efforts are reshaping the community

Several groups have invested in the neighborhood in recent years, funding the creation of parks and rehabilitating homes. “There’s lots of investment happening in that whole area around the 7 Mile and Livernois intersection,” Levitt says. “You see lots of people buying homes and fixing them up, and plenty of retail and commercial development too.”
Some notable organizations and projects shaping the area include:

  • Fitzgerald Revitalization Project: An ongoing community-backed project that focuses on rehabilitating homes and repurposing vacant lots, as well as maintaining Ella Fitzgerald Park.
  • Marygrove Conservancy Campus: Historic college campus that was transformed into an educational hub, offering community programming and a public school that opened in 2019.
  • Marygrove Community Association: Local non-profit dedicated to repurposing vacant lots into community green spaces, including a community garden.
  • Kresge Foundation: National philanthropy that is moving its headquarters into the Marygrove campus and announced a plan to invest $180 million towards housing security and community development in the area.
  • Livernois/McNichols Corridor Plan: Streetscape redesign plan that includes bike lanes, improved lighting and parks, with the goal of connecting Fitzgerald to the rest of the Livernois corridor.

Walkable amenities include parks and restaurants

The area is somewhat walkable to nearby amenities, especially along Livernois and McNichols Road. You can find small restaurants, grocery markets and park spaces throughout the neighborhood. Some standout amenities include:

  • Whatcha Wanna Eat Food Hall: Community centered food hall that brings together a mix of cuisines from locally owned and first time restaurants under one roof.
  • Detroit Sip: More than just a coffee shop, this third space has a lending library, social events and vendor markets.
  • Ella Fitzgerald Park: Local green space with a basketball court, picnic tables and playground equipment inspired by music instruments to honor Ella Fitzgerald.

Marygrove Conservancy Campus has a public school

The neighborhood is part of the Detroit Public Schools Community District and includes the Marygrove Conservancy Campus, a historic college site that has been revitalized since 2018. In partnership with Detroit Public Schools, the campus now serves as a “cradle to career” education hub, offering early childhood programs and The School at Marygrove for kindergarten through 12th grade, along with space for local nonprofits and community programming. Detroit also offers school choice, allowing families to apply to any schools within the district or nearby districts.

Proximity to the University of Detroit Mercy

The neighborhood has easy access to the Lodge Freeway, so you can get to Downtown Detroit in less than 15 minutes. You can get to Southfield in about 10 minutes, and Farmington Hills in about 15 minutes. But for many, the main draw to this location is the proximity to the University of Detroit Mercy. Some homes are within walking distance of the campus, and public buses make it easy for students and university employees to reach campus without a car.
