Duke Homestead
Suburban Neighborhood in Durham, North Carolina
Durham County 27704, 27705
An eclectic mix of home styles at competitive prices
Most in Duke Homestead were built between the 1960s and 1990s. Kearney says that the neighborhood is known for its character and charm, given the span of decades these split-level, Traditional and ranch-style homes represent. “It’s certainly not cookie-cutter, by any means, but the houses still all look very cohesive,” she says. “And one of the major selling points of these older homes is that they have nicely established lot sizes and wide setbacks, so the houses aren’t on top of each other or right on the street.” There are pockets of new builds popping up here and there throughout the community, too, from sleek townhomes with sharp rooflines to Modern Farmhouse-style standalone homes. “We’re seeing a mix of styles in the new construction, but the more modern styles are popular at the moment,” says Bram Luknight, a local Realtor with Bull City Realtors. He observes that “a little bit of a price premium” tends to be placed on Duke Homestead’s new construction. “But there’s not a significant difference in price between a new construction versus an older home that’s in good shape.” Broadly, prices here start at about $275,000 and can go up to more than $425,000. Even the high end of the spectrum is about $10,000 under the median for the wider city.Durham Public Schools, an arts magnet program and Duke University
Many neighborhood kids go to Holt Elementary between preschool and fifth grade, then continue to Carrington Middle for sixth through eighth grades. Holt earns a C grade from Niche; Carrington earns a C-plus. Older students attend Riverside High School, which gets a B-plus. The high school is also ranked No. 9 on Niche’s list of the best public high schools in Durham County. All three schools are located within about 5 miles of most homes. Durham School of the Arts, the district’s visual and performing arts-focused magnet school, will be even closer when its new campus opens next to the Duke Homestead historical site in 2026. The school serves middle and high schoolers, and while applications are required, enrollment is determined by lottery. Duke University’s West Campus is about 5 miles southwest of Duke Homestead. The private research university offers more than 50 undergraduate programs and more than 80 graduate/professional programs.Indoor and outdoor recreation galore
Whippoorwill Park sprawls over more than 25 acres of the community’s center, between New Castle Road and Rowemont Drive. Alongside tennis courts and a lighted baseball field, the park offers picnic areas and a classic playground. The Warren Creek Trail, which runs through the middle of the park, connects north to Horton Road. About 2 miles southeast of most homes, the Edison Johnson Aquatics Center features an eight-lane indoor pool. Next door, the Museum of Life & Science features interactive exhibits designed to engage kids and adults alike. Luknight calls the museum a “Durham gem,” adding that when his son was little, they spent countless hours there. “It’s an incredible place. There’s a butterfly house, a train that kids can ride on, excavators they can play with, all kinds of things. It’s an anchor for the neighborhood.” And, of course, the community’s namesake, the Duke Homestead State Historical Site & Tobacco Museum, is also close. Visitors can explore on their own or take a 45-minute guided tour to learn more about the Duke family and their home, farm and factory buildings. The historic site puts on events throughout the year, too, from Halloween Phantasmagoria in October to Christmas by Candlelight in December.A litany of retailers and local eateries nearby
Between the Harris Teeter and Food Lion in Duke Homestead’s northwest corner and the Harris Teeter and Costco on the neighborhood’s south side, residents don’t have to venture far for groceries. “You’re covered as far as your big box store-type retailers, for sure,” says Luknight. He adds that there are several locally owned eateries in the neighborhood, too, including one of his favorites, Gocciolina. “It’s not just my favorite, it’s a real local favorite. They have really good Italian food. It’s a standout in this area. But you’re also within a few miles of downtown, which has plenty of great restaurants and bars, too.” Kearny agrees, adding that the downtown Durham dining scene is so vibrant that she has too many favorites to count. Her top picks for pizza and pasta? “Pizzeria Toro has really great woodfired pizza, and Mother & Sons does wonderful fresh, homemade pasta.”Quick commuting downtown and beyond
Most homes in Duke Homestead are less than 6 miles north of both downtown and Duke University. Duke Regional Hospital, on the east side of US Route 501, is even closer. GoDurham Transit bus stops scattered on main thoroughfares in and around the neighborhood, as well as an increasing number of bike lanes, make getting around the city easy even without a car. “There’s definitely been a local government push to add more bike lanes,” says Luknight. He adds that the community’s proximity to the Ellerbe Creek Trail means locals can ride through parts of the city without getting on any main roads. Research Triangle Park, home to several major local employers, is about 13 miles southeast. “It’s probably a 15 to 20-minute drive, which is very convenient,” says Kearney. Interstate 85 runs past Duke Homestead’s south side, connecting west via I-40 toward the mountains and east toward the beach. Kearney: “We’re about two and a half hours from the mountains in Blowing Rock and about the same distance from the Pamlico Sound beaches, and the proximity to both is something people love about Durham in general, too. It’s convenient whether you’re going to work or going on vacation.”
