Weaver
Suburban Neighborhood in Durham, North Carolina
Durham County 27704
Homes to suit a wide price range
Weaver comprises several smaller subdivisions, including communities like the Villages at Independence Park, which feature both townhomes and standalone single-family homes. Sevilla says that some sections of the Villages at Independence Park were built in the late 2010s, while others are still under construction. “There are a few hundred homes in that particular subdivision,” says Sevilla, adding that prices start at around $285,000 for townhomes without garages and inch closer to $350,000 for townhomes with single-car garages. Standalone homes tend to be the priciest in the community, going for between $400,000 and $500,000. In older subdivisions, such as Old Farm, late midcentury split-level and ranch-style homes sell for between $330,000 and $560,000. "It's a relatively affordable part of town," says Realtor Thomas Kortus of Nest Realty.Easy commuting to downtown or the RTP
Weaver is perched about 5 miles north of downtown Durham, a drive that can take around 15 minutes, depending on traffic. Both US Route 501 and Business Route 501, which run nearly parallel to each other along the neighborhood’s west side, connect south toward downtown. Duke Regional Hospital is located between the business route and Rock Quarry Park. It’s within a couple miles of most homes. Research Triangle Park (RTP), a major regional employment hub, is about 13 miles south of Weaver. That’s about a 30-minute commute in light traffic. “There are a lot of tech, biotech and bio-medical firms headquartered in RTP. It’s a big draw to the three different points of the triangle in this region,” says Sevilla, adding that Weaver’s location just 30 minutes away is a large part of its appeal to homebuyers.Oxford Commons shopping and downtown dining
North Roxboro Street, a main thoroughfare that runs down the length of Weaver’s west side, is lined with shopping and dining options. In the North Duke shopping center, on Roxboro at the north end of the neighborhood, there’s a Staples and a Roses Discount Store. About a mile and a half south, there’s a Food Lion in the Oxford Commons shopping center. National chain eateries are scattered along North Roxboro between the two strip malls, from Chick-fil-A and Zaxby’s to Five Guys and Subway. “There’s a new Starbucks and a new Chipotle, too,” says Sevilla. But for “upscale dining,” she says most locals head downtown. NanaSteak is one of her personal favorite downtown restaurants. The eatery serves up elevated, North Carolina-inspired steaks and seafood. It won the Wine Spectator Award of Excellence in 2023 for its well-appointed wine list.Recreation abounds, from the Eno River to the Museum of Life & Science
The Eno River meanders along Weaver’s northern edge. River Forest Park sprawls over nearly 70 acres of the riverfront, featuring a web of rustic trails, a multiuse athletic field and a basketball court. At the south end of the neighborhood, Rock Quarry Park offers additional outdoor recreational amenities, from a playground and a fully fenced dog park to tennis courts and picnic areas. The adjacent Edison Johnson Recreation and Aquatics Centers make for plenty of opportunities to stay active indoors. The rec center has a fitness room and a reservable racquetball court; the aquatic center offers swim lessons and other water programming in its 8-lane indoor pool. Nearby, the Museum of Life & Science has captivated local kids and adults alike for decades. “I grew up going there. It’s a mainstay in Durham,” says Kelsey Kearney, an Allen Tate Realtor. One of her favorite exhibits is the butterfly house, where these colorful, fluttering insects are free to fly around and occasionally land on an admirer. The Ellerbe Creek Trail connects through Rock Quarry Park, past the museum and across West Murray Street toward another, more secret local gem: Durham’s Hidden Dinosaur. This towering fiberglass brontosaurus is a kind of fossil in its own right: a relic from the Museum of Life & Science’s original Dinosaur Trail.Durham Public Schools, Duke University
Grade schoolers are served by Durham Public Schools. The exact path each student takes between preschool and 12th grade varies depending on their address, so parents are encouraged to double-check school zone maps ahead of registration. Many kids go to Club Boulevard Elementary, Carrington Middle and Riverside High. Club Boulevard Elementary earns a B-minus from Niche. Carrington Middle gets a C-plus and Riverside High gets a B. Riverside is also ranked No. 9 on Niche’s list of the best public high schools in Durham County. During their time at Riverside, students can join one of the laundry list of available clubs and extracurriculars, from Air Force JROTC to the Pirate’s Hook newspaper team. Duke University is less than 5 miles southwest of most Weaver homes. The private research university offers more than 50 undergraduate programs and more than 80 graduate programs.
