Southwest DeKalb offers a culture of convenience

Southwest DeKalb is all about cost and convenience. The area is situated 15 miles from downtown Atlanta and offers housing that’s a little easier on the wallet. Plus, residents have access to plenty of shopping centers and parks right in their back yard. “The price comes down when you move further away from the city,” says Realtor Hannah Branham with Anchor Real Estate Advisors, who specializes in the area. “You’re so close to trendy east Atlanta neighborhoods and can get to Atlanta easily, but you also have everything you need nearby.”

Southwest DeKalb’s curb appeal

Homebuyers will find properties built from the 1950s to the modern day. They come in a plethora of architectural styles including ranch homes, split-levels and neo-traditional single-family homes and townhouses. There are condos that require no yard work and properties with more than a quarter-acre to mow. The average sales price hovers around $275,000. A two-bedroom condo could be found for $125,000, while a roomy five-bedroom might fetch $400,000.

Thirty percent of residents in Southwest DeKalb rent their homes. “It’s a heavy rental area,” says Octavia McNair, owner and broker of The Atlanta RE Boutique, who’s been selling homes in the area for more than 20 years. “There are a lot of people who buy and flip or buy and rent because the prices are more affordable.”

Flat Shoals Parkway serves as a hub for shopping and dining

Residents have plenty of shopping and dining options along Flat Shoals Parkway, including a Publix and Kroger that are across the street from each other. Gutbusters promises the best breakfast and cheesesteaks in town. The Spot Sports Bar is the go-to spot for burgers and beer, while catching the game. It also hosts comedy and karaoke nights.

In addition, The Mall at Stonecrest is less than 10 miles east via Interstate 20 in Stonecrest. It has more than 120 stores and restaurants, including Macy’s and Dillard’s. “Stonecrest mall has been a staple in that area for years,” McNair says. For boutique shopping, residents can head 5 miles north to Avondale Estates. Its quaint main street lined with Tudor-style buildings offers gems like Garage Door Studio, which sells locally made art and jewelry.

Students are zoned to attend DeKalb County Schools

Public school students may attend multiple schools including Rainbow Elementary, Chapel Hill Middle and Southwest DeKalb High. Part of the DeKalb County Schools system, the elementary and middle schools earn C-minus Niche grades, while the high schools scores a C. Home of the Panthers, the high school’s track and field team has won 12 state championships.

Chapel Hill Park is the go-to spot for fishing

At Chapel Hill Park, on Lehigh Boulevard, locals can shoot hoops, play tennis, or spend the day fishing at Lehigh Lake. Fork Creek Mountain Park, on River Road, offers a playground, a community garden and a paved walking trail that runs alongside a pond.

Golfers enjoy putting around at Sugar Creek Golf and Tennis Club on Bouldercrest Road. The recently renovated county-owned club open is to the public and features an 18-hole golf course, 10 hard courts and four clay courts.

Residents hop on Interstate 20 to get to downtown Atlanta

Both Interstate 20 and Interstate 285 run through the community. Interstate 20 runs east to west from Texas to South Carolina, while Interstate 285 is an Interstate that encircles Atlanta. “There’s great access to I-20, which makes it really easy to get to downtown Atlanta for work or entertainment,” McNair says. Residents can reach downtown with a 15-mile trip west on Interstate 20. The Hartsfield-Jackson Atlanta International Airport is a 20-mile trip via Interstate 20 West and Interstate 85 South. The 90-bed Emory Hillandale Hospital is just east on DeKalb Medical Parkway.
