An industrial and residential area with homes for working families
Erie’s Fairmont-McClelland neighborhood is a mix of industrial centers, housing projects and small to mid-sized single-family homes. Wabtec, a locomotive manufacturer that bought out GE Transportation in 2019, has a campus north of the neighborhood and supports many households with welding, assembly and maintenance jobs. “Homes in this area are small and normally sell for around $100,000,” says Dee Caruana, a Realtor with Agresti Real Estate who was born and raised in Erie and has been selling here for 29 years. “But since 2020, it’s been a sellers’ market. When properties go up for sale, old-school residents who want to downsize can sell for almost twice the previous value.”
Located on the lower east side of Erie, Fairmont-McClelland also has easy access to downtown, the lakefront, and points of interest in the south and east. “You can get downtown on Buffalo Road in minutes or head east into Harborcreek for shopping,” says Realtor Katie Cameron, a newcomer to Agresti who hails from North Carolina originally. “East 38th takes you to the zoo, and the Bayfront Connector runs to the lakefront or south to Penn State Behrend. It’s all within a four-mile drive or bus ride.” With an elementary school, sports facilities, a dog park and nature trails within walking distance, Fairmont-McClellan is a comparatively lower-priced neighborhood where kids can explore, and adults can unwind.
Fairmont McClelland offers a blend of suburban charm and convenient urban access.

Lower- to mid-priced homes for first-time buyers
Cape Cods are abundant in Fairmont-McClelland, offering second-floor bedrooms or bonus rooms, basements and private backyards. For homes with more built-in charm, colonial-styles often feature original woodwork, fireplaces and hardwoods. Ranch-style homes, including raised ranches, are available, too. With attached garages, finished basements and back decks or patios, these homes offer unexpected extra living spaces. “There’s not much new construction in Erie,” Cameron says. “The average year most homes were constructed is between 1950 and 1980, but they attract buyers with a lower- to mid-price point.” Homebuyers can expect to pay between $32,000 for a fixer-upper and $200,000 for a well-maintained or fully updated home in Fairmont-McClelland.

Family-owned restaurants and shopping centers nearby
While Fairmont-McClelland is an industrial and residential neighborhood, shopping centers and restaurants are nearby, such as The Original Breakfast Place. “It’s a family-owned, mom-and-pop diner that’s always jam-packed for breakfast and lunch,” Caruana says. Next door, Eastland Bowl is a family-friendly bowling facility with “glow bowling” on Friday nights. For dinner, Ricardo’s north of the neighborhood near the lake has been a gathering spot for family and friends for over 75 years. “Ricardo’s is super well known in the area. It's a great Italian restaurant,” Caruana says. Filet mignon is the restaurant’s signature dish, and many residents come to enjoy it for special occasions. For everyday shopping and groceries, there’s a Walmart on the west side of the Bayfront Connector at the intersection of U.S. 20/Buffalo Road. To the east on U.S. 20, residents pass shopping areas in nearby Wesleyville and a Giant Eagle Supermarket about 2 miles outside the neighborhood.

East Erie Nature Trail Park is another trail nearby about a mile in length that runs through woods. Dogs are welcome and can be walked off their leashes in some areas. Wintergreen Gorge to the south offers over a mile of trails, waterfalls and rocky riverbeds to traverse. It’s near Penn State Behrend and attracts college students. The natural beauty of the park’s waterfall and rocky riverbed bring visitors back. To the north, Roger Young Park was updated in 2023 and offers new baseball fields, a playground, basketball courts, a football/soccer field and a community pool. Presque Isle Pickleball is an indoor facility on McClelland Avenue, down the street from McClelland Park, that offers six pickleball courts, training clinics and ladies’ and men’s leagues.
