Shopping, dining and schools draw families to Timber Creek

Just south of Highland Village, Timber Creek is a popular neighborhood for those interested in a Flower Mound lifestyle at a lower cost. "The price point in a lot of Flower Mound has gotten pretty high," says Frankie Arthur, an agent with Coldwell Banker Apex. "This neighborhood sells really fast." A variety of shopping options and restaurants also appeal to potential homeowners, and families often choose it specifically for the schools. "It's right in the middle of the Lewisville Independent School District," Arthur says. "Buyers in the area want that – it's a really good district."

Dense streets have homes priced lower than nearby areas

Subdivisions in the area are connected by well-maintained sidewalks that line neatly landscaped yards. Lots are generally less than a quarter-acre, and houses are close – often with as little as 6 feet between neighbors. Contemporary ranch-style houses and Craftsman styles are popular and generally sell for between $290,000 and $600,000, depending on the amenities and condition. Modern Colonial and New Traditional styles make up some of the largest houses in the area, usually ranging between $650,000 and $1.5 million. The median price for a home in Timber Creek is about $440,000, lower than surrounding neighborhoods like Pecan Acres-Flower Mound, Lake Forest and Stone Creek. "If it's priced right and the house is in good shape, it'll be sold in three to seven days," says Arthur.

Shopping centers and big-box stores cluster near the northwest corner

Most shopping comes from several marketplaces near Timber Creek's northwest corner. Options include chain restaurants, big-box stores and supermarkets like Whole Foods and Wild Fork. Retail options include Belk, Kirkland's Home and T.J. Maxx. Mi Dia From Scratch offers reimagined Tex-Mex favorites like duck carnitas, Santa Fe flautas and the chef's chicken y waffles. Whiskey and Smoke pairs in-house smoked meats with live entertainment and a waterfront patio on the Flower Mound Riverwalk.

Students are served by highly ranked schools

Students can get started at Timber Creek Elementary before attending Lamar Middle School, both of which have A grades from Niche. Older students can enroll at Marcus High School, which has an A-plus and a girls' soccer team that won the state championship in 2025.

Parks offer playgrounds, trails and picnic spots for families

Nearby parks like Timber Trails, Rustic Timbers and Dixon have standard amenities including playgrounds, trails and picnic tables. At the same time, nearby Jake's Hilltop Park features baseball fields with concession stands for Flower Mound Youth Sports Association games. Farther south, Grapevine Lake is surrounded by campsites, trails and hunting areas. The lake itself is a popular spot for fishing, sailing and swimming.

Dallas and Fort Worth are about 30 miles from Flower Mound

Flower Mound is the northern tip of a triangle, with Dallas about 30 miles southeast and Fort Worth just over 30 miles southwest. The closest highways are Interstate 35E and Route 121. Texas Health Presbyterian Hospital Flower Mound is within the neighborhood and provides both emergency and general care. According to First Street, Timber Creek has a severe heat factor, meaning the area experiences an estimated total of almost 60 days exceeding 100 F a year.
