Foristell is a small Missouri city whose rural setting is a canvas for development. The community of less than 600 is growing. About 47 miles – a 45 minute drive – northwest of St. Louis, the available land has attracted new construction, and newcomers can benefit from well-regarded area schools. “It’s all about location and opportunity,” says Realtor Angie Harness of Angie Harness Consulting by Keller Williams, who has 10 years of industry experience. And though there’s not an abundance of businesses here, the city is only 5 miles from the amenities in neighboring Wentzville.

Homes come in multiple settings
Foristell’s population has grown a tad more than 66% since 2000, based on the most recent census data. As the city continues to blossom, homebuyers can still find rustic properties on multiple acres, some dating back to the mid-20th century. “There are a lot more rural areas in Foristell,” Harness says. “So if you’re looking for more land, I think there’s more opportunity there.” The availability of land has also made Foristell a site for new development, like the Manors at Liberty subdivision. The houses in the Manors at Liberty neighborhood have smaller lots but were built over the last couple of years. Older options in the city go for $225,000 to $750,000, while new construction sells for $260,000 to $650,000. Houses across the city sell for an average of $506,737, about 8% less than the national average.

School districts vary, based on the county
The eastern half of Foristell falls within St. Charles County and the western half is part of Warren County. That means students to the east attend schools in the Wentzville School District, which has an A grade on Niche, and those on the west enter the C-plus-rated Wright City R-II School District. The districts, with their varying boundaries, often play a part in home seekers’ search, Harness says. The Wentzville district has roughly 17,700 students and 20 traditional schools covering kindergarten to 12th grade, while the Wright City system has 1,800 students with four schools across kindergarten to 12th grade.

Foristell is home to the nearly 200-acre Oglesby Park, which opened in 2022. The space is named after Benjamin Oglesby, who escaped slavery in 1864 before joining the Union Army. Oglesby later bought 146 acres of land that now makes up the park, which he farmed for 30 years. Oglesby Park features an expansive playground area, trails and a lake that’s open to fishing.
Closeby Rotary Park in Wentzville stretches 72 acres, with a playground, a mile-long trail, an amphitheater, three pavilions and an exhibit hall. Rotary Park hosts multiple events, including the St. Charles County Fair in July and the St. Louis Renaissance Festival. The Renaissance Festival runs for multiple weeks from mid-September to late October. It attracts almost a million visitors for various food vendors, games, music, an Oktoberfest celebration and more. “It draws people from all over the world,” Harness says. “It’s huge.” Outdoor activities like these are feasible for much of the year thanks to the area’s moderate weather, including warm summers and chilly winters.

At the end of 2007, Susan decided that it was time to sever her ties with a large real estate company and start her own company focused on servicing clients with a group of professionals dedicated to treating clients with the utmost in care. Susan Brewer Service First Real Estate was founded on the principle that real estate clients are entrusting their realtors with possibly the largest investment that they will ever make and should be treated as such.

For home buyers, she works with clients to understand their personal needs and wants in a new home, works with them to make sure that they are viewing homes that meet those criteria, and assists them with the often complicated process of purchasing a home.
While Susan excels at negotiating and selling homes, her true passion is in training. She strives to educate her clients on the why’s of real estate, not just the hows. That’s also why each agent that joins her company benefits from her vast knowledge and experience by having the opportunity to participate in her customized training classes designed to not only supply the “nuts and bolts” of selling real estate but learning the “Service First Approach to Real Estate”.
