Progresso Village is a rapidly changing landscape, says Chris Murphy, the owner of Asset Management Partners. Murphy’s firm has been redeveloping properties in the neighborhood for the past 15 years and knows well the city’s efforts to attract private investors and encourage new construction and improvements — Sistrunk Marketplace and Brewery is a good example. This hip food court features craft beer, artisan coffee, local art and live music.
Drive around the neighborhood, and you’ll see well-established homes mixed with warehouses and new town houses. Many of the original single-family homes are ranch-style, some with extra-large backyards. They sell for between $250,000 and $550,000. Multifamily homes are widespread throughout the neighborhood, some with four units and many that come fully renovated and occupied, making the properties a good investment at around $1 million depending on the number and size of units. Town houses tend to have similar square footage as the houses, about 1,000 square feet, often featuring garages and selling for around $400,000.
Of the schools that serve Progresso Village, North Side Elementary offers special programs in music and the visual arts. Sunrise Middle School, which earned a B from Niche, has been recognized as a Magnet School of America for its Montessori program. And at Fort Lauderdale High, an A school according to Niche, students can choose between the pre-law/public affairs magnet program, which provides a rigorous college-level curriculum that prepares them for careers in law and public service, or the Cambridge International magnet program that helps students work toward their Advanced International Certificate of Education diploma.
While almost exclusively residential, Progresso Village does have two small, yet well-used green spaces. At nearly 3.5 acres, Warfield Park features a community center with a gymnasium, basketball and tennis courts, an athletic field and a playground. The park also hosts Old School Field Day, a neighborhood event with classic funk music, competitive games, an obstacle course, face painting and more. On the other end of the neighborhood is Sistrunk Park, a tree-shaded area of less than 2 acres that features a 123-foot mural along one side of the park highlighting important moments in black history. The mural can also be viewed from the entrance to the new Sistrunk Marketplace and Brewery across the street.
Speaking of which, the converted warehouse offers multiple food stalls. Use the QR code on the table to order from any vendor, such as Henry’s Sandwich Station or Chop Shoppe Meat Provisions, and your food will be delivered to your table. A large central bar serves beer cocktails from Dream State Brewing, and the market also features private event spaces for special occasions and gatherings. Before your meal, you may want to stop at Flagler Village Crossfit, a neighborhood gym next door that was once a loading dock. South of there, the Riverwalk Arts and Entertainment District on the New River is a great place to stroll or sip coffee and watch the river traffic. It offers some of Fort Lauderdale’s top attractions, such as the Museum of Discovery and Science, a 150,000-square-foot facility with exhibits, shows and labs that educate people about science. For everyday needs, you’ll find an ALDI at the corner of Sunrise Boulevard and North Andrews Avenue and a Walgreens across the street.
