Like many communities on the New River's south side, the Tarpon River neighborhood is “coming alive,” says Tad Wootton, broker associate with Compass and one of Fort Lauderdale’s waterfront real estate experts. “Mega developments are growing there, and it’s becoming a little more cool and fun and trendy.” Situated blocks from the Broward County Courthouse and Las Olas, Tarpon River features a combination of waterfront properties, affordable condos and walkable restaurants. “It’s like the playground for people who just got out of college and got their first job downtown,” says Chad Bishop, global real estate advisor for One Sotheby’s International Realty. It’s also well-known for having unencumbered ocean access, with no fixed bridges barring boats from reaching the Intracoastal Waterway. Tarpon River’s desirability comes amid a time of transformation for the city, a “renaissance” of sorts, Wootton says. As Fort Lauderdale works to balance its older properties with rising insurance rates and a growing demand for new construction, Tarpon River sits at the heart of it all.

Neighbors meet for classes at the South Side Cultural Arts Center
Florence C. Hardy Park is an 8-acre haven for art, dancing and outdoor recreation. The park is home to the South Side Cultural Arts Center, a historic 1920s building that hosts creative cooking, fine arts and performing arts classes. Tarpon River offers a mix of modest single-family styles and contemporary waterfront properties ranging in price from $500,000 for a full fixer to just over a million for riverside new construction. The streets feature everything from bungalows and ranch-style homes to two-stories with balconies. While some lots are large enough to accommodate a private pool, others claim the river as their backyard and include private docks. The River Reach condo community is a sought-after complex for its affordable $600,000 two-bedroom units and its boat docking prices, which Wootton says are some of the lowest in the city.

Fort Lauderdale’s standout events include the St. Patrick’s Parade, an annual air show on the beach, the Tortuga Music Festival, the Fourth of July Spectacular and art and food festivals in Las Olas. But the most popular events tend to take place on the water. The International Boat Show of Fort Lauderdale is a massive celebration of the city’s yacht culture, while festive decorations and holiday spirit are displayed prominently during the Seminole Hard Rock Winterfest Boat Parade.
Theaters, venues and museums are right across the New River
Little more than a bridge separates the Tarpon River community from downtown Fort Lauderdale, putting some of the city’s best cultural offerings well within reach. A short drive down the Avenue of the Arts reveals a vibrant arts and entertainment district centered on Esplanade Park. There’s always something going on here, whether it’s a show at the Broward Center for the Performing Arts, a new exhibit at the city’s history museum or a concert at the indoor-outdoor venue Revolution Live. Locals can catch IMAX movie screenings at the Museum of Discovery and Science or explore the private collection of art at the Girls’ Club, which devotes its gallery space to art made by women. Riverfront dining at The Historic Downtowner
The Maxwell Arcade has been a fixture of Fort Lauderdale’s riverfront since the 1920s, maintaining its Mediterranean Revival façade through a century of redevelopment and hurricanes. Now, the building hosts The Historic Downtowner, a waterfront venue for dining, dancing and drinking. The Downtowner Saloon seats diners at the edge of the Riverwalk, pairing the pristine view of the city’s high rises with craft cocktails, weekly live music and hearty American fare. Pirate Republic Seafood is another waterside favorite, offering a Caribbean-inspired menu and some of the area’s freshest seafood with a view of the Riverfront Marina.
Farther inland, Tarpon River Brewing is making waves as the area’s newest craft brewery, entertaining patrons with live music. “They’re a very neighborhood-centric place,” Bishop says. “It’s very pet friendly, and they take ingredients from local sources when they brew their beer.” The chic industrial space is shared with The Flamingo Flea, which organizes eclectic local markets throughout the year. Across the street, Wells Coffee Co. has become a neighborhood hangout, serving locally roasted beans and offering a warm, coworking vibe. Tarpon River is also home to a few more casual spots, including The Fitz Bar & Lounge and Jerk Machine, along with a few restaurants along Davie Boulevard. For groceries, there’s a Publix conveniently located off Southwest Sixth Street.

At Stranahan High’s annual homecoming game, alumni musicians join current band members on the field for a lively marching band performance, something the whole community looks forward to. The school, which scores a B-minus on Niche, is just as well-known for its involved alumni as its robust magnet programs, which include pathways for business management, art, medical sciences and education, among others. Before entering high school, students may attend Croissant Park Elementary and New River Middle, which score grades of C-plus and B-minus, respectively.

For commuters, the Tarpon River is convenient for both land and sea travel. Aside from being easy to navigate by private boat, the New River is also a main corridor for the Fort Lauderdale Water Trolley route, which makes nine stops along the Riverwalk — although Bishop says locals often choose less touristy options for travel. Interstate 95 is just a few minutes west, offering connections to Interstate 595 and the Fort Lauderdale-Hollywood International Airport to the south and the Fort Lauderdale Amtrak station to the north. Broward County also provides local bus service throughout the area.
