A large community centered around Bullard High

Situated about 10 miles north of downtown, Bullard is a largely residential swath of Fresno that extends as far north as The Bluffs along the San Joaquin River. It's an area loaded with homes, parks, and schools stretching towards Old Fig Garden and extending west towards the Golden State Highway. The community is home to several schools, including Bullard High. Shopping plazas and retail stores are found beyond the residential streets.

Homebuyers will find mostly single-story houses along Bullard's blocks, many of which are ranch-style, Spanish revival or craftsman-inspired designs. Homes within the neighborhood tend to date back to the mid-20th century; but there are also a handful of constructions built closer to the turn of the century. "The vibes here are largely midcentury meets modern ranch," says Amanda Miller, broker associate with eXp Realty of Northern California, who sells in the area. "The mature, somewhat different architecture in Bullard is absolutely a big draw to homebuyers." Most blocks in Bullard are lined with sidewalks and characterized by moderate-sized, manicured lawns. Most houses can range in price between $250,000 and $600,000, depending on size and upkeep. Residences larger than 2,500 square feet can range from $650,000 to north of $1 million. Often Spanish revival and craftsman builds, these homes are generally multi-story constructions, occasionally featuring multiple-car garages and decorative architectural flairs like unique roofs and rotundas. Condos and townhouses range in price between $125,000 to $375,000.

Many attend schools in the Fresno Unified School District

Most children attend the Fresno Unified School District; the northern section is zoned for Clovis Unified School District. The sprawling neighborhood centers around Bullard High School, one of the highest-rated schools in the Fresno area, and earns a B grade from Niche. There are several other public and private schools inside the neighborhood. Nelson Elementary and Starr Elementary receive A-minus and B grades, respectively, on Niche. Tenaya Middle receives a B-minus, while Baird Middle earns a B-plus. Aspen Valley Preparatory Academy, a public charter school in the south of the neighborhood that hosts kindergarten through eighth grade, receives a B-minus.

Fishing at Sycamore Island and skating at Lions Skate Park

The winding San Joaquin River, which serves as part of the northern border of Bullard, provides a hub for outdoor recreation. Anglers are drawn to Sycamore Island, a 600-acre expanse with access to the river and multiple nearby ponds. At Sycamore Island, fishermen can reel in species such as bass, catfish, trout and crappie from the dock. The natural area offers a boat ramp as well as riverside hikes for walkers, bicyclists and equestrians. Holman Park and Cole Park are a couple of additional recreation options tucked away in residential areas to the south. Holman Park features a playground for young kids, while Cole Park also features a playground as well as benches and a shaded field. The neighborhood is also home to Lions Skate Park, the first concrete skate park in the city.

Nearby stores and eateries of all varieties

Bullard has a retail hub in the northern section, where the Villaggio Shopping Center and River Park Shopping Center sit adjacent to each other. Many large retailers operate at Villaggio, such as Nordstrom Rack, HomeGoods and Barnes & Noble. The popular Pismo's Coastal Grill houses a fresh fish market. River Park Shopping Center is a premier Central Valley shopping destination with storefronts ranging from Bath & Body Works to REI. The Manhattan Steakhouse and Bar on West Bullard Avenue is a well-visited restaurant for happy hour drinks and private gatherings. Local diners can also enjoy Italian fare at The Annex Kitchen on West Shaw Avenue. Every Tuesday, River Park Shopping Center hosts a farmers' market with food trucks, artisan goods and fresh produce. The community has multiple grocery options, including Whole Foods, ALDI and Foodmaxx.

Convenient to major arteries

The neighborhood is somewhat bikeable, but driving is the primary mode of transportation. The heart of downtown Fresno can be accessed in less than 10 miles, even from the most far-reaching point of Bullard. "There are lots of transplants from higher density, less affordable areas," Miller says. "This area is appealing to them because of its proximity and location, but not many of them commute to Fresno anymore." Bus lines run on many of the intermediary roads in the neighborhood. The St. Agnes Medical Center is about 5 miles east, past Highway 41. Bullard sits a few miles west of California State University, Fresno (commonly called Fresno State).
