Woodward Park is a growing suburban community with great schools

Woodward Park has some of Fresno's newest subdivisions and housing developments, including some luxury gated communities. North Fresno, in general, has grown a lot in recent decades, but this area has been particularly popular among homebuyers and developers thanks to top-rated schools in the Clovis Unified School District and all the recreation options at the 300-acre Woodward Park. As the neighborhood has been built out, population growth has led to lots of commercial development, including an influx of trendy restaurants and large shopping centers along state Route 41.

Homes range widely in price depending on size and age

Woodward Park is dominated by suburban-style single-family homes, with midcentury builds on the south side and newer 21st-century subdivisions on the north. “It’s still very affordable in comparison to the rest of the state,” says Bryan Ciapessoni, a local Realtor at Iron Key Real Estate with over 30 years of experience. “There are a wide variety of housing options for different types of budgets in that area, depending on where and what you’re looking for.” Most properties range from the mid $300,000s to the lower $900,000s, depending on the square footage. Newer subdivisions tend to fetch higher prices, often ranging from $1 million to $2 million. Some estate-sized properties within luxury gated communities, as well as properties near the country clubs, can sell for as much as $2.6 million.

The cost of monthly HOA fees

Subdivisions make up much of the neighborhood, typically with monthly HOA fees that cover things like community maintenance and recreation. “HOAs are becoming more dominant, especially with newer developments,” Ciapessoni says. These fees vary widely, depending on the community, and most often range from $50 to $250. The Woodward Lake Community generally has higher fees, sometimes exceeding $450, that cover an Olympic-sized pool, tennis courts and boating docks on its namesake lake. Gated communities near Fort Washington Golf & Country Club or the Copper River Country Club are in high demand, though you’ll typically need to purchase a separate membership for use of the golf course and other country club amenities.

Zoned for Clovis Unified School District

Woodward Park is zoned for Clovis Unified School District, which is very highly sought after and has some of the top-rated schools in the greater Fresno area. The district’s high schools are particularly well regarded, and many offer magnet programs. Buchanan High School offers pathways in engineering design and environmental resources, while East Clovis High School has a variety of agricultural programs. Both schools are highly rated. If a student wants to enroll in a specific career technical education pathway at a school they aren’t zoned to attend, they can apply for an intradistrict transfer. This process depends on availability and may involve a lottery system.

Woodward Park has miles of trails and other recreation

Woodward Park, the neighborhood’s namesake, has more than 300 acres and miles of multiuse trails, making it a hugely popular destination for morning strolls and dog walkers. “We’re really lucky to have a park of that size that was set aside that long ago and dedicated for people to enjoy the outdoors,” says Eric McCormick, a local real estate agent at London Properties with over 20 years of experience. Between fishing ponds, BMX trails and an 18-hole disc golf course, the park is one of the biggest hubs for outdoor activities in Fresno. The Shinzen Friendship Garden, a serene Japanese-style botanical garden within Woodward Park, features a variety of plant life and a small bonsai museum. Smaller pocket parks with playgrounds and athletic courts are scattered throughout the rest of the neighborhood.

Highway access for commuters and lots of bike lanes

Downtown Fresno is about 10 miles away. The drive typically takes less than 30 minutes, but it may take closer to 50 minutes during peak rush hour. Since Woodward Park covers such a large area, walkability within the neighborhood varies, but there are bike lanes along major roads.
