Set 30 miles southeast of Phoenix, Higley is a suburban community in Gilbert, Arizona, known for its new construction and proximity to parks, dining and shopping. “The downtown area has grown, but what separates Higley from the rest of the Phoenix area is the homey feeling,” says Stacia Ehlen, a Realtor with RE/Max Signature who has worked in real estate for over 20 years. In the early 20th century, Gilbert was known as “The Hay Capital of the World,” but today, the town is better known for its lush green spaces and local dining scene. “There are still a lot of farmlands, and you won’t find many national chains; it’s all Arizona-owned businesses.” Higley receives a low CAP Index Crime Score of 3, compared to the national average of 4, and nearby access to Highway 202 and Valley Metro buses make it easy to get around the Phoenix Metropolitan Area. "It’s close enough to Phoenix to be convenient but far enough that we have our own identity.”

The average home price in Higley is about $675,000, lower than South Gilbert and higher than Coronado Ranch, where the averages are $760,000 and $590,000, respectively. Homes here are typically new construction and range between $500,000 and $800,000, but larger homes on up-to-half-acre lots can run up to $2 million. “You’re going to see white picket fences here,” says Scott Grimes, a Realtor with Homesmart who has lived in the area for 45 years. “It’s a hot place to live because the area has been so built up with new construction.” Three-bedroom ranch-style homes built in the last 20 years start around $500,000 and may feature attached garages, front-door porticos and access to shared amenities like community pools in homeowner’s associations neighborhoods like Cooley Station, while two-story Craftsman-style New Traditional homes start closer to $700,000. Walking down the sidewalk-lined streets, neighbors will see a mix of rock landscaping with native cactus plants and traditional green grass lawns. At the top of the market, million-dollar homes from the 2000s are typically one-of-a-kind properties inspired by Spanish Revival architecture with five or more bedrooms and desirable amenities like private pools, multi-car garages and professionally manicured gardens.

Higley schools receive high marks from Niche
Local kids can start at Higley Traditional Academy, rated A by Niche and part of the Higley Unified School District, rated A-minus overall. Young students then move on to Sossaman Middle, also rated A, where kids can get involved with fun traditions like the annual peanut butter and jelly drive and powder puff football. Higley High, rated B-plus, partners with Chandler-Gilbert Community College to allow students to earn dual credit in over thirty courses and graduate with an associate's degree. Higley High is also well-known for athletics: the Higley football team won the Arizona state championship in 2022, while the men’s volleyball team took the title in 2018.

Residents like to stay active, and Ehlen says it’s easy in Higley. “There are tons of pickleball and tennis courts, local sports leagues and fantastic walking paths.” Locals head to Discovery District Park for a fun day under the Arizona sun; the 48-acre park features five multi-sport fields and two lakes stocked with bluegill and largemouth bass. There’s also a network of paved walking trails popular with morning joggers and dog walkers, a sand volleyball court, and a pair of basketball courts. About 4 miles east, Desert Sky Park offers a fitness course for an outdoor workout and 16 multi-use fields popular with youth sporting events, while the nearby Adventures at Boulder Park offers pickleball courts, a disc golf course and rock-themed play structures.

Shopping and dining local at SanTan Village
For groceries, Fry’s is conveniently located in the center of Higley on Higley Road, but locals can also choose from Aldi, WinCo Foods or Costco less than a mile west of Discovery District Park. SanTan Village offers outlet shopping and local dining in an outdoor mall setting; find modern essentials at department stores like Best Buy and Macy’s or try a sweet treat from desert spots like Frost Gelato and Bubble Bee for boba tea. Blue Wasabi Sushi and Martini Bar is a popular choice for date nights; a local staple since 2004, the restaurant practices traditional sushi-making techniques with quality ingredients in an elegant, minimalist setting. Further east on East Williams Field Road, Hash Kitchen is a brunch spot where customers can build their own donut and bloody mary creations. For locally sourced produce, Gilbert Farmers Market is held in Downtown Gilbert on Saturdays next to the Gilbert Water Tower, a local landmark that stands as a reminder of Gilbert’s farm-town roots.

Local events and MLB spring training
At the Higley Center for the Performing Arts, residents attend concerts from local and touring musicians, youth theater performances and other events like beauty pageants and corporate presentations. Spring training for Major League Baseball teams starts in February, and locals in Higley are within 25 miles of three Cactus League ballparks: Hohokam Stadium, Sloan Park and Tempe Diablo Stadium, where the Oakland Athletics, Chicago Cubs and Los Angeles Angels play. In November, locals head 3 miles north to Gilbert Regional Park for Gilbert Days, a two-day festival featuring music, carnival games and plenty of food and crafts available to purchase from local vendors and artists.
Getting around Higley
Locals typically drive to get around the Phoenix Metropolitan Area. Highway 202 runs along Higley’s western border, leading northwest for a simple commute to Phoenix, about 30 miles away or a 30- to 60-minute drive, depending on traffic. There are also Valley Metro bus stops along East Williams Field Road and multiple light rail stations about 10 miles north. East Valley Hospital is about 2 miles east of Higley, and Phoenix Sky Harbor International Airport is 28 miles northwest.
