Home to 51,000 residents, located along the shores of Lake Grapevine and about 25 miles from Dallas and Fort Worth, Grapevine is the oldest settlement in Tarrant County, named after the distinct wild grapes that grew along the area's Grape Vine Prairie region. The city is historically well-preserved and known for its iconic 1920s-style railroad and historic downtown with modern-day flare. Over 80 percent of the downtown commercial buildings still stand with original, locally made red brick from 1884. These timeless buildings house a mecca of cultural establishments, wineries, boutiques and diverse food experiences. Although Grapevine has vintage charm and tourist appeal, residents are drawn to the city's additional residential offerings, including an exceptional public school system, extensive park amenities and direct access to beautiful Grapevine Lake for waterside exploration. "There's a high-end quality of life there," says Andrew Cousins, the Principal and Founder of Valley Quest Design. "The draw in Grapevine is that a lot of the people that live there work for the airlines or the airport in some capacity," says Jarod Marcus, a Realtor with RE/MAX Trinity II. "But it's still in close proximity to Los Colinas, Dallas and Fort Worth. It's a great place to be." Some of the largest employers in Grapevine include the Dallas Fort Worth International Airport, the GameStop Corporation, Baylor Scott & White Medical and Paycom.

The Christmas Capital of Texas and historic downtown attractions

The city's classic Main Street has various attractions, from seven wine-tasting rooms to theaters, galleries and historic sites. The Grapevine Vintage Railroad on Main Street offers a throwback to the 1920s, with train riding adventures and live entertainment. Nearby is the Texas Star Dine Theatre, combining a multiple-course dining experience with Wild West Murder Mystery performances. Also nearby is the Sea Life Grapevine Aquarium, where locals can see a variety of sea creatures in the 45,000-square-foot facility. Annual Grapevine events are another way the city draws in its residents, from cultural to holiday gatherings. "For Christmas, Grapevine does so much," says Lori Blad, a Realtor with Keller Williams Realty Dallas Metro North. In December, the Historic Downtown becomes the "Christmas Capital of Texas" for a decked-out festive wonderland with 400 holiday events over 40 days. The North Pole Express is one of the biggest events held during this season, where residents can reenact the past and enjoy a vintage train experience with Christmas characters on board. "They also have GrapeFest every year where they close down Main Street and have tons of vendors out," Blad says. "They have grape stomping competitions and tons of live music." Grapefest is the largest wine festival in the southwest. It showcases an extensive lineup of wines throughout Texas and abroad, with local food pairings and musical performances.

Historic Downtown and Grapevine Mills

Residents can find various restaurants in Historic Downtown Grapevine, from Tolbert's Restaurant & Chili Parlor to Big Fish Seafood Grill & Bar. There are also boutique shops downtown, from antiques to vintage clothing. Grapevine Mills features 180 stores, including well-known outlets like Nike and H&M, chain dining options and a movie theater. Open from September to July, the Grapevine Farmer and Artisans features handcrafted treasures, fresh foods, local cheese, meats and specialty items.

Higher than average median price homes

The Grapevine real estate market has consistently increased over the past few years, with a median home price of $590,000. That's significantly higher than the median price in the Dallas-Fort Worth-Arlington area, which is $399,000, according to the Texas Real Estate Research Center. "Grapevine is a whole lot less expensive than Southlake," Marcus says. While it's less expensive than Southlake, Blad says, "It's still a pretty expensive place to live." While much of the Grapevine housing stock was built between 1970 and 2000, spacious new construction homes can be found near Lake Grapevine and in the city's southwest corner. Many homes have undergone significant renovations. "The area has gone through a regeneration," says Marla Carrico, a Realtor with Carrico and Associates.

Students attend the Grapevine-Colleyville Independent School District

Local students are zoned to the Grapevine-Colleyville Independent School District, which receives A-plus from Niche. The district serves about 14,000 students. Both Grapevine-Colleyville ISD high schools offer special "Go Centers" to assist upper-class students with college planning applications and admissions. Grapevine Faith Christian School and Holy Trinity Catholic School are private schools in Grapevine that earn an A from Niche.

Multiple parks along Grapevine Lake

"Grapevine goes well beyond the established norms of what they want their parks to look like," Cousins says. "The parks are phenomenal." There are more than 73 trails throughout the city, and the largest park is Oak Grove Park, expanding 40 acres along the southern shores of Lake Grapevine. Golfers can tee off at the 27-hole public Grapevine Golf Course or the luxurious Cowboys Golf Club. Grapevine Lake, spanning 8,000 acres on the northern side of the city, provides residents with waterside attractions, including boating, water-skiing and windsurfing.

Just 3 miles from the Dallas-Fort-Worth International Airport

There are multiple ways to get around in Grapevine, with unique regional metro rail options like the Trinity Metro TEXRail. This connects riders from the Dallas-Fort Worth International Airport to Grapevine Main Station and Downtown Fort Worth. The Dallas-Fort Worth International Airport is a 3-mile drive from Grapevine. Texas State Highway 121, Texas State Highway 121 and Texas Route 97 provide pathways for residents to get to much of the Metroplex. Dallas and Fort Worth are both about 25 miles from Grapevine.

Grapevine crime and weather

According to the Grapevine Police Department, property and violent crime rates were lower year-over-year in 2023. Over that same span, property crime rates in Grapevine were consistently higher than the state and national averages, while the violent crime rate was lower than both. Due to its position next to Lake Grapevine, the area is prone to flooding. It also experiences extreme heat in the summer and is prone to tornados.
