Downtown living, close to campus

The Grid stretches between the Tar River and East Carolina University on the north side of Greenville. The riverfront and campus are both within a mile of most homes in this neighborhood. “It’s walking distance to the waterfront, ECU, restaurants, bars, everything,” says Amy Toler, a local Realtor with Wild Olive Realty. Also nearby is the Uptown District, just west of The Grid. Despite its name, the Uptown District is actually Greenville’s downtown, the center of the city’s dining and nightlife scene. As for The Grid, Toler describes its atmosphere as “very neat, nice and safe,” but adds that its location gives the neighborhood some edge. “The east side of the neighborhood, closer to St. Peter Catholic Church, is very family-oriented, but the west side, closer to the university, is very student-oriented,” she says. “There’s a good mix of both, and it gives the area a really unique energy compared to the rest of the city.”

A mix of student rentals, condos and single-family homes

True to its name, The Grid’s residential streets are laid out in a neat pattern. They’re lined with modest, closely spaced Minimal Traditional and ranch-style homes, as well as Colonial Revivals and Craftsman bungalows. “There’s a mixture of brick and vinyl siding, and most fall between 1,500 and 2,000 square feet,” says Toler . There are also a few condo buildings and townhomes available, many of which are about the same size. Prices for condos, townhomes and single-family homes start at around $120,000 and can climb to about $625,000. Prices are largely dependent on size, age and condition, but condos and townhomes typically go for between $120,000 and $145,000 while standalone, single-family homes tend to sell for between $350,000 and $625,000. Flagship Realty Group’s Cedrick Lee says that homes on the low end of the price spectrum are older, less well-maintained and appeal to investors who are looking to flip properties and turn them into student rentals.

Pitt County grade schools, East Carolina University

Wahl-Coats Elementary School of the Arts and Eppes Middle School both earn C-pluses from Niche. Rose High School gets a B-plus. Rose High offers a variety of extracurriculars to students, including Aspiring Authors Club, drama, Future Health Professionals Club and Pitt Animal Welfare Society (PAWS). Wahl-Coats Elementary is conveniently located within half a mile of most homes in the neighborhood, off East Fifth Street. A few blocks east, Saint Peter Catholic School is a private, parochial school that serves students between preschool and eighth grade. East Carolina University is just half a mile south of The Grid. The public university offers 86 undergraduate, 68 graduate and 19 doctoral/professional degree programs. In 2024, ECU earned a spot on The Princeton Review’s list of the best 389 colleges in the country. Toler says proximity to the ECU campus is a large part of The Grid’s appeal to homebuyers. She adds that the university’s sporting events are a big deal here, and in Greenville as a whole, too. “The East Carolina Pirates are a big deal, especially baseball,” says Toler. The baseball stadium is about a mile and a half south of The Grid.

Recreation along the Tar River

Woodlawn Park, off North Woodlawn Avenue, offers a picnic shelter and an ADA-accessible playground within a mile of most homes. Nearby, the Greenville Community Garden features reservable plots of land on which locals can grow their own herbs, produce and flowers. Just a few blocks away, Town Common sprawls over more than 20 acres of the riverfront. It’s the city’s central park, featuring Tar River Greenway access and waterfront amenities such as fishing and boating. “The river connects to the Pamlico Sound, in Washington, North Carolina. People can boat from here all the way there,” says Deigan. “There are also tons of events at the outdoor theater in Town Common,” she says, referring to the Greenville Toyota Amphitheater. In the summer, there are the Sunday in the Park and Concert on the Common live music series. The annual Pirate Fest takes over the park each April, with live music at the amphitheater, sword-fighting demonstrations and Renaissance Faire-esque pirate encampments. On the ECU campus, near the south side of The Grid, the Eakin Student Recreation Center has a gym and indoor swimming pool. Youth and adult swim lessons there are available to the wider Greenville community.

Walkable to the Uptown District nightlife scene

For groceries and other everyday essentials, there’s a Publix about 2 miles south. It’s across the street from the Greenville Mall and surrounded by big box-style shopping options and national chain restaurants. For local flavor, The Grid residents can stick close to home. The Uptown Social District, Uptown District for short, is just a mile west of most homes. It’s Greenville’s eclectic downtown business district, home to popular dining and nightlife spots. Jack Brown’s is a favorite among ECU students for its burgers and beer. Nearby, Christy’s Euro Pub offers a moody Old English tavern-style atmosphere, a full bar and an extensive menu featuring items from soft pretzels to tacos. The Scullery Coffee House & Creamery, also close by, offers essentials for starting and ending the day: coffee and homemade ice cream.

Overlooking ECU and the Tar Riverfront

East Carolina University’s main campus is within 2 miles of most homes in The Grid. It’s between a 20 and 30-minute walk or a 5-minute drive away from the farthest point in the neighborhood. The Uptown District, home of the ECU Research & Innovation Campus (ECRIC), is about a mile west of home. Greenville Area Transit (GREAT) bus stops are scattered along main thoroughfares such as East Fifth and East First Streets. The Pitt-Greenville Airport is not far either, at less than 4 miles north across the Tar River, which runs along the neighborhood's north side. Residents can take US Route 13 north to the airport. The main thoroughfare is just a few miles west of The Grid.
