A boom of commercial and civic development
One of the city's fastest developing areas, West Greenville sits just off downtown and has been the recipient of new homes, parks and businesses for almost a decade. It's a trend that has hit a fever pitch recently. With its highly regarded schools, the neighborhood is quickly becoming a prime location for its dual offering of opportunity and tranquility. "The growth can be attributed to the newly built Unity Park and the business investment around it, especially the Commons, which is really what started it all," says Realtor Jansen Young of Joan Herlong and Associates Sotheby's Realty, who has sold properties in and around West Greenville over the past several years. "And they're going to continue to add to Unity Park as time goes on, like an observation tower."

New construction preserves style and charm
Still holding onto its midcentury vernacular roots, West Greenville has a lot of new construction. Every corner of the small residential sprawl contains a new build that, while obviously modern, replicates the design of the neighborhood's older Craftsman-style bungalows. Most homes in the neighborhood are single-story, but a few newer builds ditch the bungalow layout for a more spacious, two-story floor plan. These compete for visibility with the neighborhood's many ornate church steeples and tall pin oaks. There are still a few vacant buildings in the neighborhood, but many are being sold for renovation at around or below $100,000. Move-in ready homes often sell for $150,000 to $350,000, which is below average for Greenville. But some newer, larger properties sell for higher prices, sometimes between $600,000 and $900,000.

Astroturf playgrounds with 80 years of history
Unity Park, which opened in 2022, has been an idea since 1939 when Rev. E.B. Holloway requested the City Council desegregate Mayberry Park. Today, desegregation is celebrated with a state-of-the-art communal space for everyone, which contains ever-growing amenities. "West Greenville is walking distance to Unity Park," says Young. "It's a total game-changer for the area. There's a splashpad, an all-astroturf playground, and it connects to the Swamp Rabbit Trail, which is a 22-mile bike path that gets hundreds of thousands of visitors every year." During the summer, Unity Park can get busy. When looking to dodge the crowds, a community garden offers neighborhood residents a quieter place to get outside. A ball diamond at the centrally located West Greenville Community Center is a popular alternative when those at Unity Park are full. On rainy days, the nearby Kroc Center has indoor amenities for workouts and workshops, plus outdoor Har-Tru clay tennis courts.
Unity Park is a project 80 years in the making, finding its roots in desegregation.

Caffeine kicks and happy hours
After exploring Unity Park, a walk over to the Commons is a great way to kill time. The food court contains several places for a quick bite or PickMeUp, such as an espresso from Methodical Coffee. Others head next door to Pangea Brewing for a flight of craft beers. Further south, the Village of West Greenville is a quaint collection of local eateries, coffee shops, breweries and boutiques. Page and Post is a famous gift shop in the area, once a liquor store owned by early professional baseball player "Shoeless Joe" Jackson.

A-rated schools with top rankings statewide
Students in West Greenville attend acclaimed schools that all receive Niche scores of A-minus or higher. Most begin at either A.J. Whittenberg Elementary or the Sterling School, which serves grades K-8. Middle schoolers either continue or begin attending the Sterling School before moving on to Greenville Senior High. Among other things, Niche ranks Greenville Senior High as the 3rd most standout public high school in South Carolina, the 5th most diverse and the 7th best for student athletes.

Sidewalks and shoeless alternatives
One thing to consider is that West Greenville does not have a grocery store. The closest one-stop-shop is a Publix located 1 mile east. Owning a car is thus recommended but optional. With small sidewalks and several bus routes, finding alternative forms of transit to the grocery store or nearby St. Francis Hospital is fairly easy. And according to Young, commuting to most jobs isn't much of an ordeal, "even if you work out by Interstate 85. You will have to go through a little bit of downtown, but you could still be at work within 20 minutes."

With its multiple churches, most community events in West Greenville revolve around their congregations, such as Italian Dinner Night at St. Anthony of Padua Catholic Church.
Things to consider
Crime is an issue in West Greenville. The neighborhood has an overall CAP Index Score of 8, which is well above the national average of 4. Violent crime is particularly high in the neighborhood and gun violence has occurred there before. But things are changing as the neighborhood's development continues. "Up until 10 years ago, at the macro level, what we call West Greenville was unfortunately kind of a lower income, higher crime area," Young says. "You know the neighborhood is on the up and up when at least two restaurants serve avocado toast."
