Blessed by natural beauty and close to Pennsylvania’s state capital, Hampden is a first-class township and the largest municipality in Cumberland County with approximately 30,000 people.

“It’s desirable because you’re close to Harrisburg without being in the city,” says Jim Bedorf, a local real estate expert on the Bedorf-Prince Team of Coldwell Banker Realty. “Hampden has some of the lowest taxes in the state, and the area’s school districts rank high academically.” With wide looping roads, clean sidewalks and tall trees shading modern, traditional-style homes, the neighborhood rose through the latter half of the 1900s, as development trends were focused on creating comfortable and spacious car-centric suburbs for commuters and their families. The township’s residential neighborhoods are mainly concentrated on the north side of the Harrisburg Expressway with housing tracts that follow the path of the Conodoguinet Creek, which is said to mean “a long way with many bends,” in the old language of the valley’s native inhabitants.

A healthy mix of low-cost homes and grand estates

Access to jobs in Harrisburg and the surrounding area makes this one of the most desirable places to live near the state capital. With home values averaging about $400,000, homes typically sell for about $100,000 above the average for all of Cumberland County. In addition to the scenic creek and good schools, the cost of living also makes it an appealing prospect. According to the town government, Hampden has one of the lowest tax rates in the state, which has remained level or been lowered every year for more than four decades. At the low end of the market, mobile homes, townhouses and ranch-style homes spanning no more than 1,200 square feet sell for around $125,000 to $200,000. Bi-level homes from the 1970s and more modern townhouses with attached garages can sell for upward of $350,000. Beyond that, big single-family homes with four or more bedrooms or more can cost around $500,000 up to $1.7 million.

Highly rated public schools across the community

Hampden is listed in the top 100 places in Pennsylvania to raise a family, according to Niche.com. The website gives the Cumberland Valley School District an A with high marks for student academic success, variety of clubs and activities and quality of athletic programs. At Hampden Elementary, which Niche gives an A, parents support the school throughout the year, planning fundraisers and organizing events like skating parties, movie nights, classroom parties and picnics. From there, students can advance to Mountain View Middle School and Cumberland Valley High School. Niche gives both secondary schools an A.

Hampden Township Park amenities, plus splashing in Conodoguinet Creek

The township manages several parks and recreational facilities to provide space for residents to play and relax outside or enjoy activities inside. At Hampden Township Park, parents can easily push strollers along neatly paved trails around the park’s tennis and pickleball courts, baseball diamonds, multipurpose fields and a community pool with slides, a rock-climbing wall and playful water features. For more than a decade, the park has been the site of the township’s annual summertime festival featuring live band performances, food trucks and a firework show.

Other parks in Hampden include Srouji Park, a 3-acre green space with a walking loop adjacent to Conodoguinet Creek. The waterway, spanning more than 90 miles between the Susquehanna and Horse Valley in Franklin County, is filled with smallmouth bass, rock bass, sunfish and a few muskellunge, making spots along the river popular among anglers. While paddle boating is also a popular pastime, many also enjoy taking a more relaxed approach to the water, leisurely floating downstream in rubber tubes accompanied by snack-and-drink-filled coolers.

Easy access to downtown and interstate highways

Hampden Township is roughly bounded by Routes 581 and 11 to the west and south and Interstate 81 to the north. The highway corridors feature large commercial zones with supermarkets, big box stores and restaurants, so running out for groceries or gathering with friends for lunch or dinner is simple. Regional travel is also convenient from here, as Interstates 76, 81 and 83 course around the city. Public transit patrons can also take the bus to the city, as the Capital Area Transit system (CAT) runs several weekday commuter bus routes to the suburb.

Among newer successful businesses in the area is the Ever Grain Brewing Company, a beer company that runs a 10,000-square-foot taproom with a 75-foot bar and German-style picnic tables. Picnic lights and two large garage doors help bring light and air into the space, making it a cozy location to enjoy a refreshing brew with friends after a busy Saturday morning running errands or doing yard work. If it’s been a much busier day, you might be looking for a more satisfying meal. Whether you want to get gussied up or stay dressed down, the Black n Bleu Restaurant provides an upscale but casual dining spot with a large menu of steak, seafood and pasta dishes.
