Seven Hills: Luxury Las Vegas living

Italian-inspired and modeled after towns built before the country’s massive urban sprawl, this 1,300-acre village is home to over 3,000 homes, with over one-third preserved as dedicated open space. Beyond its luxury homes and nearby big-city amenities, its top-rated schools and easy outdoor access have made it one of Henderson’s most sought-after places to settle down.

A golf comunity close to wildnerness trails

The neighborhood was built around the Rio Secco Golf Course, an 18-hole public course with a rugged terrain of deep canyons and sprawling ranges. The course hosts tournaments played by professionals and amateurs and offers a 37,000-square-foot clubhouse and restaurant. The neighborhood is also home to five parks with classical music-inspired names. Residents can play volleyball, basketball or tennis at Puccini Park and at Sonata Park, the largest in Seven Hills; residents can hop on its natural paths, have a picnic in its vast open green space or let the kids play. Hikers will love the 13-mile Black Mountain Trail, only 6 miles away, which winds around the mountain’s peak, treating trekkers to stunning views. For a deeper dive into nature, the picturesque Sloan Canyon National Conservation Area is only a 4-mile drive from the community. The 48,000-acre preserve encapsulates a network of hiking and biking trails, the vast North McCollough Wilderness and historic petroglyphs.

Diverse dining and a vibrant shopping district

Seven Hills residents can enjoy empanadas, hearty sandwiches and other authentic Cuban fare at Cubanidad 1885. For upscale dining, The Stove NV is the go-to spot. Voted Best Henderson restaurant by the Las Vegas Review-Journal in 2023, the lively spot serves all-day brunch, lunch and cheeky, tropical cocktails. At night, hit Black Mountain Grill, a rustic lodge open 24/7, serving pub fare and classic cocktails with a side of poker and slots. And Blume is a local favorite for date night with its French/Italian cuisine and blue velvet seating. Horizon Marketplace is a popular shopping spot, and the busy strip center offers Dollar Tree, Smith’s Food and Drug Store, Starbucks, a bank and a fitness center. And only 5 miles away lies The District at Green Valley Ranch, an open-air walkable plaza with dozens of food chains, high-end boutiques and entertainment. Trader Joe’s is in the northern corner of the community, and Costco is at the other end for grocery needs. Of course, with downtown Las Vegas only 7 miles away, residents can easily reach high-end casinos, nightclubs and a variety of endless entertainment. However, the Strip isn’t the only popular destination for fun nearby. “You’re really close to the Raiders practice stadium,” says Brady, adding that the professional Las Vegas-based football team trains at the Intermountain Health Performance Center, only a 4-mile drive from Seven Hills.

Italian-inspired homes with mountain views

Luxury homes with desert vibes and upscale amenities fill the neighborhood. Named after a region in Italy, the neighborhood embodies the European aesthetic with Mediterranean, Tuscan and Spanish-style homes blended with the Mojave Desert backdrop. Ranch-style homes, condos, larger, two-story homes and sprawling estates comprise the housing landscape. With over 20 small neighborhoods in the development, there is something for every lifestyle and budget. Most homes were built in the early 2000s, ranging from $439,000 for a two- to three-bedroom to over $7 million for a custom, stately, large five-bedroom property with luxury amenities like spas, pools, golf course access and oasis-like yards on multiple acres. “Parts of Seven Hills have golf course views, some communities are guard-gated, and some are gated, but there’s a wide variety of homes,” says Brady. “A lot of homes are going through renovations, and there’s a lot of green, lush landscaping.” One and two-bedroom townhouses can be found in the Avalon community, starting at $265,000 with access to a community pool. Seven Hills residents are treated to mountain and city skyline views and, depending on where they’re located, panoramic views of the Las Vegas Strip and Red Rock Conservation Area. Villagio and Majestic Hills are two popular higher-end gated communities, and The Terrace and Naples subdivisions offer homes on the lower end. Most homes have multi-car garages, pristinely manicured lawns, desert landscaping and spacious lots.

Top-ranked schools in Seven Hills

Clark County School District serves the area, and local students attend Elise L. Wolf Elementary, Del E. Webb Middle School, and Coronado High School. The elementary and middle schools received a B-plus from Niche. Elise L. Wolf offers a spring carnival, an expansive outdoor playground and a chess club. Earning an A-minus on Niche, Coronado is ranked the 20th-best public high school in Nevada and offers girls’ volleyball and football and an archery club.

Prepare for the flood

Because of its desert climate, flash floods can occur when it rains, and monsoon season is Late June to mid-September. The regional flood control district built a $20 million flood detention basin to combat this. The district has plans to start work on two flood prevention projects in the spring of 2024. The first is a new basin that will cost $23 million and has a projected completion in a year. The other is an upgrade to the Orchard Detention Basin, a $9 million project, and construction will start at the end of 2024.

Seven Hills celebrations

The Art Festival of Henderson is one of the most popular in the region. Held in the bustling Water Street District each spring, the event highlights a variety of artists, holds a juried art show and showcases live art demonstrations. Residents can also head to The District for courtyard concerts, farmers’ markets, group yoga and outdoor movies.

State Route 146 runs along the northern boundary of Seven Hills, which connects to Interstates 15 and 215, getting residents around the region. The Las Vegas Strip is only a 7-mile drive, Harry Reid International Airport is 8 miles away, and Henderson Executive Airport, a private airport popular with business travelers, is only 4 miles away. Despite this, being surrounded by two busy airports, Brady says it’s not an issue. “It doesn’t get a lot of airport noise,” he says. “Harry Reid is going east/west, and Henderson goes north/south. The airport traffic goes a little more north of Seven Hills.” Public transit is convenient, with bus service through the Regional Transportation Commission of Southern Nevada, which operates over 50 routes.
