Master-planned community in south Denver

Along the southern outskirts of the Denver Metro area, Southridge is a web of winding suburban roads, mixed with walking trails and neighborhood parks. “It’s all a part of Highlands Ranch, which is one of the larger planned communities in the country,” says Real Estate Broker Alan Larson with Kentwood Real Estate, who has almost 40 years of experience. “It’s a good, solid neighborhood with high property values.” Multiple subdivisions make up the area, with homeowners associations helping maintain the neighborhood’s clean look.

Single-family homes within several subdivisions

Homes in Southridge are lined along winding residential roads that end in loops or cul-de-sacs. Most have landscaped lawns and driveways that lead to attached garages. Despite the neighborhood being divided into smaller subdivisions – such as The Hearth, Firelight and Wildcat Ridge – the houses share similar architecture all throughout. Modern Craftsman homes are the main housing style, with multiple front gables, stone accents and picture windows. Some of the Craftsmen were built in the 1990s and have tucked-in garages. These properties span 1,200 to 2,000 square feet and cost $600,000 to $650,000. The rest were built in the early 2000s, range from 2,200 to 4,600 square feet and are priced between $725,000 and $1.1 million. Multiple homeowners associations and community groups maintain the different subdivisions. These areas often come with amenities such as a pocket park and a clubhouse.

Recreational facilities and pocket parks

Southridge is dotted with several neighborhood parks and green spaces. Paintbrush Park has a playground area, a bocce ball court, horseshoe pits and baseball and soccer fields. Next door is the Southridge Recreation Center. The indoor facility provides two gyms, an indoor swimming pool, fitness studios and five outdoor tennis courts for the community. Members can attend classes or camps throughout the year. At the western end of the neighborhood, Red-Tail Park sits behind acres of open space with its own forms of recreation. Visitors can play on the basketball courts or the baseball field. Walking paths within the park connect to the Firelight Trail, which is a multi-use pathway that winds throughout the entire Firelight subdivision behind the homes. “There are miles and miles of trails in Southridge,” Larson says. “Leisurely walks on the trails during the day and night are common.” Other subdivisions in the neighborhood have pocket parks, such as Hearth Park and Jaguar Park. Directly east of Southridge is Bluffs Regional Park. The area consists of prairie grasslands and natural wildlife. A 2.7-mile multi-use trail loops the landscape, with a handful of overlooks placed throughout. The trail allows hiking, biking and horseback riding.

A-rated public schools in Douglas County

Children living in Southridge can attend schools within the Douglas County School District. Arrowwood Elementary and Copper Mesa Elementary are two of the schools in the neighborhood for kindergarten through sixth grade – both earn A-minus grades from Niche. Mountain Ridge Middle School also has an A-minus and offers 12 students clubs. Mountain Vista High School maintains an A and, according to Niche, is the No.3 best public high school in Douglas County. The school offers a STEM program and an Advanced Placement program. Students can also elect to attend schools they aren’t zoned for through Denver’s choice program.

Highlands Ranch’s shopping and dining outlets

Commercial spaces in Southridge are limited. The Shops at Highland Walk is the only retail area in the neighborhood and has a King Soopers. There are also fast-food chains like Subway, Taco Bell and Starbucks. Village Center West is a shopping center roughly 2 miles north in Eastridge that has both national retailers and local eateries. In addition to its own King Soopers, Village Center West has a TJ Maxx, Ace Hardware and Trek Bicycle. Cuba Cuba is a colorful restaurant with an outdoor patio that serves traditional Cuban cuisine. Twisted Sugar is a bakery serving sweet treats, while Toastique specializes in smoothies and healthy beverages. Chain restaurants in the area include Panera Bread and MOD Pizza. Whole Foods Market is another grocery store option on Colorado Boulevard.

Traveling in and around Southridge

Southridge’s wide streets and sidewalks lend to a pedestrian and cyclist-friendly community. “It’s walkable to groceries and a few restaurants for a lot of the neighborhood, but people mostly drive,” Larson says. The area’s expansive landscape and location make a vehicle almost required for going other places. Access to Interstate 25 is about 5 miles east of the neighborhood. Drivers can take the highway roughly 24 miles north to downtown Denver. U.S. Route 85, known as CanAm Highway, is accessible 7 miles west of Southridge. The Denver International Airport is about 40 miles away for commercial flights.
