Meyerland is just outside the loop
Meyerland Area offers a family-friendly bubble just beyond downtown Houston where kids cycle down shaded streets toward playgrounds, local schools boast magnet programs, and nearby shops and restaurants bring fun and convenience. The Brays Bayou passes through the neighborhood with a corresponding hiking and biking trail. It's serene during the dry months but prone to flooding when it rains. "Meyerland is, unfortunately, first and foremost known for the three floods it had from 2015 to 2017. They changed the look of Meyerland. What they didn't change is the neighborhood quality," says Realtor Vikki Evans of Compass – an expert in the region. "The schools are exemplary. People move to go to these schools." Meyerland is just outside Interstate 610, "the loop," but close enough for convenient trips all around Houston. Homes here have seen a 2% appreciation rate since 2023, and homebuyers can still find various prices here to fit different budgets.

Most homes in Meyerland are raised
Meyerland upholds its suburban standards through deed restrictions and the Meyerland Community Improvement Association. Annual homeowner fees are split into security and maintenance categories. Security is a locked-in fee of around $290; maintenance depends on property value and can range anywhere from $480 to $870. Most Meyerland homes are traditional brick ranch-style homes with three to four bedrooms ranging from 2,000 to 3,000 square feet. Most homes have been flooded once or twice and remodeled into raised-style ranches due to past flooding. New constructions are also built in a raised style, with large concrete basement garages. A brand-new home like that could cost over $1 million in Meyerland, while a modest range might begin in the $300,000s. A 2,6000-square-foot farmhouse-style cottage that's been completely renovated may cost over $500,000. Properties spend around 34 days on the market, faster than the national average of 41.

On the other side of Chimney Rock, you're going to Herod – which is also a great school," says Evans. Lovett and Herod elementary schools offer fine art magnet programs. Meyerland Performing and Visual Arts Middle School, rated B minus by Niche, is also an acclaimed magnet school. Students may also attend Bellaire High School, ranked A by Niche. Meyerland Area has four parks. A neighborhood favorite is Godwin Park, which provides open space, a community center, shade from mature oaks, restrooms and water. Nearby Meyerland Park features fun nautical-themed play equipment, including the crowd's favorite concrete whale slide for toddlers. The bayou trail is always there as well. The bayou is also becoming less and less of a threat. "The city has prioritized widening the bayous so they can hold more water and the work on the drainage. We haven't had extensive flooding since Harvey."

Meyerland Plaza Shopping Center, on its namesake road, has a Target and Target Grocery, a Starbucks, Marshalls, JCPenney and more. "Fadi's is a Mediterranean spot that's been there since the plaza was renovated and rebuilt in the 40s. It's very popular with everybody," Evans says. Evan's says they recently opened an H-E-B there for another grocery option. Locals can head to the Galleria anytime. It's just 5 miles north on Westheimer Road, and it's one of the largest shopping malls in Houston.

There is an amazing Walmart: fresh organic produce, range of kosher, vegetarian, gluten free, vegan options. The NY Bagel Shop is the only good restaurant in walking distance though.

There are a few small gyms, and lots of sports fields at the local parks. Where this area really shines is it accessibility to the hike and bike trail along Braes Bayou. There are lots of good physicians and dentists in the area, and the Houston and Orthodpedic and Spine Hospital is very close. The Medical Center is also pretty close.

Samurai is my favorite restaurant in the area. It provides some of the best sushi I have every eaten and I enjoy sitting at the Hibachi tables. The waiters are friendly and I always look forward to going.
