Finding suburban calm in Woodbridge

Woodbridge is a small neighborhood in Fort Bend County, just north of Sugar Land and about 15 miles from Midtown in Houston. The community is centered around the Woodbridge estate of 1,249 homes governed by a centralized homeowner’s association. A clubhouse for community events, tennis courts and a large pool sits in the center of the subdivision. “I grew up there, and honestly, I think it’s one of the best places around Houston to raise a family or even retire. It’s the quintessential suburb,” says Houstonian native and Realtor Helen Nguyen of EXP Realty. “It’s just so calm, and peaceful, and people love to chat with each other.”

Classics made contemporary with Woodbridge homes

Homes here are mostly variations of the same theme but with individual accents that render them all somewhat unique. Looping streets with broad sidewalks feature three-to-four-bedroom brick Colonial Revivals with English landscaping. Whether it has two-story Venetian doors with fanlights or a steeply pitched roof in a Tudor style, each home here is big, modern and special in its own way. Nearly all residents own their homes, and prices are slightly higher than the average in Houston, but still lower than the national average. Due to the similarity of construction years and square footage – with most properties being nearly 3,000 square feet – prices don’t vary much. Three-bedroom houses sell between $350,000 and $380,000, and four-bedroom houses, which are more typical, sell between $400,000 and $500,000. On the western edge of Woodbridge, large lots are on the market for new developments.

On the pathway to Kempner High

Woodbridge is zoned for Fort Bend Independent Schools, and children start at Rita Drabek Elementary, which receives an A-minus from Niche. It has a comprehensive English Language Learner program, as well as a vibrant arts department offering after-school clubs and teaching 3-D printing and weaving, among other things. Students move on to Sugar Land Middle, which receives a B-plus and focuses on making sure that all needs are met; they have an on-campus speech therapist, a licensed specialist in school psychology and more. The last step in the academic journey takes students to Kempner High School. With an overall A-minus, Kempner High is helmed by an award-winning principal, Danielle O. Jackson, who’s been recognized as a female leader in education by several publications and podcasts.

“There’s actually a good amount of diverse options for food and shopping around Woodbridge. My favorite spot is definitely Pho Tan Loc. It’s gotten a couple of awards from local magazines, too,” Nguyen says. An Aldi and Home Depot are just off West Bellfort Boulevard, and along Route 6, there are plenty of restaurants, pharmacies and banking locations.
