History and community near downtown Indianapolis

Bates-Hendricks is a go-to neighborhood for a sense of community and history just 3 miles south of downtown Indianapolis. Here, the active Bates-Hendricks Neighborhood Association brings the community together with fun annual events and park clean-up projects. "That close to downtown, sometimes it's hard to feel like you're part of a neighborhood, but Bates-Hendricks is very close-knit," says Sarah Fishburn, Realtor at F.C. Tucker Company. Bates-Hendricks is tucked between a 122-acre city park and quirky shops and restaurants in Fountain Square. This residential area is packed with 19th-century architecture, including the Bates-Hendricks House, a nationally-registered historic landmark. Yet this neighborhood is not old news. "There are a lot of renovations happening, so they're trying to revive that area," says Monica Scheker, Realtor with Keller Williams Indianapolis Metro North.

Food and fun at Street Fest and Chili Cook-Off

Neighbors spend quality time over food and drink at annual events. The Bates-Hendricks Street Fest kicks off every September with food trucks, a beer garden, dozens of local vendors and live music. In the spring, neighbors compete and vote for the best chilis while enjoying drinks and music at the annual Chili Cook-Off.

Craftsman bungalows and Dutch Colonials

Streets are packed tightly with single-family homes and duplexes. Many date as far back as the late 19th century. Regardless of style, many houses add a unique flare with bright colors and decorative roof gables. Bungalows with covered porches are common. Dutch Colonials are also popular here, with the signature barn-like roof. Land is limited in the neighborhood, with a median lot size of around 4,300 square feet. Homes tend to sit close to the street, although many front yards are big enough for a flower bed. Renovated 1,000-square-foot bungalows start around $170,000, while 2,000-square-foot bungalows cost around $400,000.

Park clean-ups keep green spaces beautiful

Pocket parks are located throughout Bates-Hendricks, each offering something unique. In 2023, Ringgold Park received new playground equipment with a seesaw, swings and a climbing structure. Baumann Park is a fun space for a picnic with tables and a grill. The neighborhood Beautification Committee helps maintain local parks through Saturday clean-up events. Garfield Park is a 122-acre city park just a mile south of Bates-Hendricks, with a wide variety of things to do, including swimming at the aquatic center, catching a show at the performing arts center, or strolling through tropical plants in the conservatory.

Five career paths at Arsenal Technical High School

Bates-Hendricks falls under Indianapolis Public Schools, which Niche gives a C. Youngsters can start at C-rated James A. Garfield School for kindergarten through eighth grade. Students can participate in a hands-on STEM curriculum through Project Lead the Way. Teens may attend Arsenal Technical High School, which also earns a C. Dinner and drinks on South East Street

South East Street is lined with community hot spots for food and drinks. Indy All Night is a go-to for night owls. From 9 p.m. to 4 a.m., it serves comfort food like chicken broccoli alfredo via delivery or takeout window. Locals gather together at 1718 House Bar, offering specialty cocktails like the barrel-aged, smoked old-fashioned. On the neighborhood's east side, Claus' German Sausage and Meats has operated in the neighborhood for over 100 years. It's beloved for its fresh and smoked meat selections. More groceries are available at Safeway. The Fountain Square neighborhood is just east with boutiques, record stores, coffee shops and bars.

Car, bike and bus routes in Bates-Hendricks

Locals drive, bike or bus to local stopping points. Madison Avenue, bordering the neighborhood's west side, is one route for downtown commuters. South East Street has a dedicated bike lane leading north toward downtown and south toward Garfield Park. The number 13 bus also frequently stops along that street.
