But since the 1970 consolidation of the Indianapolis and Marion County governments, this combined suburban community has been part of Indianapolis proper. Then, as now, the neighborhood’s location midway between Indianapolis International Airport and Indianapolis Motor Speedway underscores what residents find appealing. “We talk about it all the time in real estate, but probably the No. 1 thing for people living here – literally, location,” says Brian Smith, owner/broker of Great Woods Realty. “I love being close to I-465. From downtown to the airport to getting anywhere in the city, it’s a good location for that.”

The first thing that comes to Smith’s mind when discussing Chapel Hill-Ben Davis? “Affordability,” he says. Home prices range from $112,000-447,000 with a median price of $231,750. Many subdivisions were built in the 1960s and ‘70s and feature a mix of ranches, Cape Cods, Colonial Revivals as well as the occasional bungalow. The western reaches of the neighborhood experienced a 1990s building boom. Cul-de-sacs of two-story homes with a built-in garage are a frequent sight.

Ben Davis High is a high school football Giant
Wayne Township School District, which receives a B-grade on Niche and ranks sixth in Indiana for diversity, serves Chapel Hill-Ben Davis. Five elementary schools are in the neighborhood: Bridgeport, Chapel Glen, Chapelwood, McClelland and Westlake. Those students move on to Chapel Hill Middle School, which receives a C-rating. Ben Davis High School, named for the railroad man who literally put the area on the map by building a train stop here in the 1880s, has more than 3,300 students. The Giants are a powerhouse in several sports, with 10 state championships in football as well as four in both boys and girls basketball. Ben Davis also has a student-run FM radio station. Students seeking a different high school experience can attend Ben Davis University High, which offers smaller class sizes and credits towards an associate's degree from Vincennes University. Additionally, there are three private schools in the neighborhood: K-12 Crosspointe Christian Academy, K-8 Chapel Hill Christian School, and Covenant Christian High.
