Arlington Hills

Condos and townhouses with single-family homes
Arlington Hills has many residences that are nestled close together in subdivisions, filled with a mixture of orderly gridlines and curvy roadways. Along these streets are homes built between the 1960s to the 2010s. Minimal traditional houses sit within the same neighborhood as split-levels, ranch-style buildings and Mid-century modern structures. “It’s a nice neighborhood, quiet and across from the river,” says Feick. “Good for first-time home buyers and families, one of the more affordable zip codes east of the river.” Homes in the area range in price from $160,000 to $415,000. Single-family condos and townhouses go for $160,000 to $250,000, while single-family homes go for $200,000 to $415,000.I-295 and Route 113
Residents in the Arlington Hills area are largely car-dependent. Running through the neighborhood is I-295 and Route 113. Residents can take I-295 North to Jacksonville International Airport or Route 115 North to Downtown Jacksonville. Bus stops border the area, running along Townsend Boulevard and Merrill Road.Early College Program
The community is home to Merrill Road Elementary School, receiving a B-minus on Niche. Young locals may also attend Arlington Middle School, just south of the neighborhood, receiving a C-minus. Students may enroll in Terry Parker Senior High School, receiving a C, which offers the Early College Program for post-secondary credits.Shopping plazas and casual eats
Shopping and dining locations can be found on Merrill Road. Dames Point Plaza is a frequented business center for its local service providers, retailers and Publix Super Market. Locals can also visit the Walmart Neighborhood Market in the Merrill Station Shopping Center. J & J Central Plaza contains more storefronts and casual eateries, like Tabouleh Café, a laid-back, spacious spot for fresh, high-quality Mediterranean staples. MI Veracruz, a Mexican restaurant, offers discounted tacos on Tuesdays.Mill Cove and Rondette Park
To the north is Mill Cove, a marshy channel ripe for fishing expeditions. Back on land, residents have room to roam and nearby attractions to choose from when they are ready to leave home. Mill Cove Church Parish members can enjoy the small playground at the back of the building. Other local parishes include the Jacksonville Kachin Baptist Church, where services are done in Jingpo, the Arlington Alliance Church and Terry Parker Baptist Church. Rondette Park is a go-to community gathering space. The grounds contain four youth baseball diamonds often utilized by the Rondette Athletic Association. Past the sporting fields is Southern Pond, guarded by dense woods. “This section of Arlington attracts locals who love the water, like recreational boaters and fishers,” says Millie Kaynar, Broker Associate at Watson Realty Corporation and longtime Charter Point resident. Residents head to the Lonnie Wurn Boat Ramp to explore the nearby inlets and coves.Jacksonville Public Library
The Jacksonville Public Library has virtual events such as book clubs and Conversation Essentials classes for beginner, intermediate and advanced English language learners. The nearby University Park Branch has a weekly book reading followed by a book-inspired activity for ages 5 through 12.
