Across the river from downtown Jacksonville
Along the marshy banks of the St. Johns River across from downtown Jacksonville, fanned palms and moss-laced oaks decorate the streets of Empire Point, a small suburban neighborhood with a bridge that links the community straight to the city’s pro football stadium.
“Without living next to the sports complex, it’s one of the best areas for people who want to go there or downtown,” says Philip Amorgianos, a local real estate agent with Watson Realty. “Empire Point is very convenient to the downtown corridor. And because of all the courthouses, businesses and hospitals there, the neighborhood is very popular with people in the legal and medical professions.” A boater’s paradise, the neighborhood is punctuated with waterfront homes and private docks that allow residents to navigate St. Johns and a few of its tributaries: Little Pottsburg Creek, Miller Creek and the Arlington River. Though mostly quiet and residential, plenty of locals motor through the community to cross the Hart Expressway Bridge to commute downtown or attend a Jacksonville Jaguar game during football season.
Waterfront homes at below average prices
For all their charm and convenience, home values in the Empire Point area are a bit lower than the citywide average. But they’re still coveted by many folks familiar with the community. "This is a unique community where no two homes are the same. The area is architecturally diverse--from classical styles, Mediterranean, to exceptionally European,” says Madelon Anne Walton-Reichenbach, a local real estate agent with Middleton Realty. “The neighborhood is filled with long-term homeowners, and many are passed down to the next generation. People really cherish this community." Prices range from $200,000 for modest ranch-style homes and bungalows from the 1940s and ’50s to $430,000 for a rancher that features an in-ground pool and private dock. The community also includes a section of townhouses, condos and apartments along Atlantic Boulevard, where units range from $100,000 to $200,000.
Close to Metropolitan Park downtown
With the myriad docks and a public boat ramp in the community, folks can take to the water to relax in the sun or angle for trout, catfish and bass while enjoying views of the city skyline. By boat or car, folks can visit the riverfront Metropolitan Park. While part of the park’s trails and benches remain accessible, part of the 18-acre green space next to Everbank Stadium remains closed pending repairs and potential redevelopment plans that could bring a new hotel there. Formerly an urban landfill, the park has been a major gathering point with events like the World of Nations concert and the Jacksonville Jazz Festival. South of the neighborhood, Cuba Hunter Park contains a short trail across three acres of wetlands. The park's eastern side has playscapes and a basketball gym inside the onsite community center. Locals can catch some air off the ramps and rails at the outdoor skate park.
Featuring the top-rated private school in Jacksonville
Students in the community can attend Love Grove Elementary, which gets a C rating from Niche. From there, they can advance to Arlington Middle School and Englewood High School. Niche gives the schools a C-minus and a C-plus. Families can also apply to send their kids to the private PreK-12 Episcopal School of Jacksonville, located in the neighborhood on a sizable campus that includes baseball fields, an outdoor swimming pool and a football stadium encircled by a red running track. Niche gives the college-preparatory school an A-plus, ranking it the No. 1 best private high school in the Jacksonville area.
A conveniently located Publix on Atlantic Boulevard
Locals encounter several businesses and service providers traveling on Atlantic Boulevard, a busy thoroughfare that connects to the Hart Expressway. Folks can restock their fridges and pantries by shopping at Publix in the Arlington River shopping plaza. Also nearby, the African Market & Restaurant stocks hard-to-find international products and specializes in traditional West African staples like jollof rice and fufu. A smorgasbord of other flavors and kitchen staples can be found at other shops in the area, too, at spots like New World Food Market and Fresh From the Garden, which focuses on farm-to-table dishes but also includes a special Greek menu with includes spanakopita spinach pie, stuffed grape leaves and lamb souvlaki.
Easy access to downtown via the Hart Bridge
Along Atlantic Boulevard, residents can catch Jacksonville Transportation Authority buses to commute or go shopping. While downtown is only a few minutes away by car, folks can also drive to Atlantic Ocean beaches about 15 miles east. Amorgianos says the Hart Expressway Bridge being in the neighborhood is also a huge benefit, as it makes reaching downtown and points across the Southeast fairly easy. "You can bypass all the downtown traffic and get to Interstate 95 to keep going north or south," he says.
