A trendy and walkable downtown community
Along the brackish waters of the St. Johns River in Jacksonville is Riverside, a walkable community from the early 20th century. The neighborhood has an array of well-maintained residences and eclectic dining options. Those venturing near the water may have the chance to see bottlenose dolphins in the distance. The neighboring Avondale community developed around the same time. "Riverside and Avondale are historic bedroom communities in downtown that have transitioned and are still transitioning," says Tonya O'Quinn, a Realtor with Keller Williams Realty Atlantic Partners who has sold in the community for years. The commercial district is a hotspot for socializing and dining. "Riverside appeals to young professionals and the young trendy hipsters. You don't really need a car because it's so walkable, accessible and has amenities. You can walk to get a coffee, go to yoga, or take your bike to head out for dinner," O'Quinn says.
The neighborhood's historic charm is maintained, in part, by the local nonprofit Riverside Avondale Preservation (RAP). The organization is committed to Riverside's culture and retaining long-standing buildings and homes. "There are traditional restored styles with outdoor patios and balconies that you can put a swing on. It's usually that kind of lifestyle in Riverside. People want to keep as much of the old as they can," O'Quinn says.

Five Points is an active commercial hub
Five Points in Riverside is a historic commercial district with buildings from the 1920s. An eclectic mix of restaurants and shops creates an active backdrop of locals visiting throughout the day. Residents can grab a latte and a meal at trendy coffee shops like European Street Café and Brew Bold Bean Coffee Roasters. Locals visiting the district shop for groceries at Publix.
Some of Jacksonville's most notable restaurants are in this section of town. Rooftop dining experiences at River and Post or Hoptinger Bier Garden & Sausage House give relaxing views of downtown. Hawkers Asian Street Food is a well-visited spot for enjoying fusion cuisine and happy hour drinks. With a collection of walkable breweries and bars, the area is known for its nightlife around Five Points and central King Street. "Im able to take my dog in the truck and drive down to Five Points, and I'll see a couple of friends hanging out in front of Birdies, a local bar. I can pull over, take my dog inside and grab a beer," says Adam Silk, a Jacksonville resident and Realtor with Florida Homes Realty & Mortgage.

Renovated masterpieces, historic homes and condos
Riverside showcases colonial revivals with modern updates and established Craftsman-inspired bungalows sitting near Prairie-styles. Many century-old homes in this area are well-preserved and renovated according to preservation guidelines. "The updates to some of these houses are kind of miraculous. And a lot of people have taken these homes and brought them back to their historic beauty. You can still buy a house for $300,000 in Riverside, but you might have a bit of work to do," O'Quinn says. Riverside also has apartments and luxury condominiums near the waterfront. O'Quinn mentions that new construction is rare but available to buyers. "If you're working downtown, you can still buy an affordable house down there and do as much work to it or not, and then sell it down the road and still get your money back. There's some beautiful historic homes that are $800,000 to $1,000,000," O'Quinn adds. The area is highly prone to flooding during severe weather, especially during summer. RAP has a Flooding, Drainage & Resiliency Task Force to help reduce the effects of flooding through drainage improvements.

An area with several outdoor spaces
Riverside contains some of the most visited parks in Jacksonville. "Memorial Park is fabulous and a community gathering place. You'll see a lot of people having picnics there. People who live and work in the area take their lunch on the grass or the steps. You'll see people doing yoga, walking their dogs or playing instruments," O'Quinn says. Riverside Park is an open space containing a duck pond and an onsite dog park, making it another favorite destination for locals and their pets. Riverside Park draws large crowds for community events, like Vegan Festival or Tacos and Tequila, with multiple live music stages. "Towards the river are small pocket parks that most people in the city don't know about," Silk says. "Willowbranch is a huge park with a bunch of old live oaks and hanging Spanish moss with a stream that gives classic Florida," he adds. Many residents visit Willowbranch Park for early morning and late afternoon workouts or picnics.

Social events hosted by the preservation society
RAP hosts several events throughout the year. "The Riverside Arts Market is a huge draw on the weekends," O'Quinn says. The market, held underneath the shade of the Fuller Warren Bridge, invites shoppers to explore tables with artisans and vendors selling unique items. "One of the things they do well in Riverside is they keep it local and they keep it within the community. On a Saturday morning, you can go and buy your fresh sage, bread or flowers and order a falafel off the back of the truck. Then, sit by the river to watch dancing and listen to live music," O'Quinn says. In winter, paper bags line sidewalks for the Luminaria event.

Students attend schools with magnet programs
Local kids head to Central Riverside or West Riverside Elementary schools. Both have magnet programs and receive B grades from Niche. Lake Shore Middle has a C-minus grade and offers CTE pathways. The community is also home to Riverside High, which earns a B-minus. Parents may choose faith-based options, such as Riverside Presbyterian Day School.
Lakeshore Middle School serves students in the Lakeshore community.
Riverside High School serves students in grades 9-12.

Locals highways and medical options
Riverside is five miles from downtown and bordered on three sides by Interstates 95 and 10. The Fuller Warren Bridge reaches across the river for easy access to the rest of Jacksonville. Locals head to the river for Ascension St. Vincent's Medical Center for their health care needs.

Like most cities, it depends on where you live. I feel safe in my neighborhood, but there are areas of town that I would not feel safe in during the day. I avoid those areas and I don't worry about crime very often.

Hovan is a locally owned Mediterranean restaurant in the Five points area of Riverside. The cuisine is authentic and the staff are a pleasure to interact with. Hovan hands down has the best gyros in town. It also features a patio area right in the center of Five Points were you can overlook the area filled with shops.
