Small town halfway between Atlanta and Athens
At the crossroads of Georgia Routes 81 and 138, Walnut Grove is a small town of around 1,400 people about halfway between Atlanta and Athens. It was established in 1905 it was named after the walnut trees native to the area. Located in Walton County, it has continued to see population growth over the last five years thanks to new construction developments. The country recently broke ground on a new state-of-the-art park that will be a place for recreation and gathering. “You get more bang for your buck in terms of how much house you get for the prices,” says Mark Myers, the broker with Myers Team Realty, who lives in Walton County. “It is a rural area trying to attract new business.”

Homes on multiple acres of land
Most homes in Walnut Grove sit on generously sized lots - and that's a big draw. Small subdivisions built in the last 30 years feature sidewalks and contemporary homes that can come on 2.5 acres of land. On tight, winding roads, there are also ranch homes constructed in the 1960s and 70s with up to 10 acres. Most properties sell from around $440,000 to $750,000. “The market has slowed down over the last two years but remains steady. Properties priced correctly sell,” Myers says. Walnut Grove's CAP Index Crime Score is a 2 out of 10, lower than the national average.
Some older homes in the are sit on multi-acre farm plots.
While new homes are being developed, large lots are still the norm.
