Northland is a wide-ranging area north of the Missouri River with its own distinct rhythm and identity. Once a landscape of farms, the region has grown into a major part of the Kansas City metro, blending suburban comforts with open spaces. The area is full of spacious modern homes on tranquil, sidewalk-lined streets. All of the houses in Northland are minutes from shopping and dining options in jam-packed retail plazas, and from highly rated public schools. The over 1,000-acre Hodge Park is also close, and Interstate 435 keeps locals connected to the rest of the city.

Home sizes, types and prices vary across Northland
Northland is mostly made up of New Traditional-style homes with attached garages. Most of the area’s properties were built after 2000, and the selection continues to grow. “The new construction is the most attractive in the city right now,” says Larry Eckhoff, who’s the president of The Eckhoff Group with Re/Max Innovations and has over 35 years of real estate experience. “As far as being able to find a brand-new home, the pricing and so forth in the Northland is better than any other part of the city.” Houses around Northland come with features like open-concept layouts, finished basements, covered decks and kitchens with quartz or granite countertops. Most properties are at least 2,000 square feet, and Northland’s average square footage of about 2,700 is much larger than the Kansas City-wide average of about 1,500 square feet. HOA fees in Northland range anywhere from about $20 to $350 per month, depending on the property. Sale prices around Northland vary widely as well:
Single-family homes range anywhere from the upper $200,000s to $1.4 million, with a median of $510,000.
Townhouses sell for prices from the upper $100,000s to the mid-$400,000s.
Condos range from the mid-$100,000s to the upper $100,000s.
Northland is split between two A-rated school districts
Most students in Northland are assigned to either the North Kansas City School District or the Liberty Public Schools system, and both have A ratings on Niche.. The North Kansas City School District covers the west side of Northland, with campuses including Staley High School, where extracurricular activities include a bowling club and a robotics competition team. Liberty Public Schools serves most of Northland’s east side with options such as Shoal Creek Elementary School, whose active PTA organizes events like a popsicle play date for kindergarteners, family fun nights, and book fairs in the fall and spring.
Rising Hill Elementary School was established in 2018.
Some students in the area may attend the North Kansas City School District's Staley High School.

Hodge Park anchors outdoor recreation in the area
A home in Northland comes with prime access to Hodge Park. At over 1,000 acres, Hodge Park is the city's second-largest park, with rolling hills, wooded terrain and a 7-mile trail system for hiking and mountain biking. The Shoal Creek Living History Museum is another of the park’s features, a model town with live bison and 16 19th-century buildings, including preserved log cabins. Some of the buildings are open to the public during certain community events. The park also has a playground, athletic fields, an amphitheater and two 18-hole golf courses that are open to the public, in Hodge Park Golf Course and Shoal Creek Golf Course.
You can catch a glimpse of the bison near the entrance of the Shoal Creek Living History Museum.
Hodge Park is located in a very scenic setting with heavily wooded, rolling terrain.

Retail centers and local restaurants are easy to find
Northeast Barry Road is one of the closest commercial corridors for Northland-area residents, a thoroughfare lined with big-box stores and restaurants. The Wilshire Plaza on the stretch is home to Target, The Home Depot, PetSmart and Michaels, and the Liberty Triangle shopping center down the road has Hy-Vee, Dick’s Sporting Goods and Ross Dress for Less. Familiar restaurants in the area include Chick-fil-A, Panda Express, Longhorn Steakhouse and Olive Garden, while some of the locally owned spots close to home are:
Corner Cafe, a homestyle breakfast, lunch and dinner spot with comfort food in a cozy setting
Joy Wok, a buffet-style restaurant with hibachi grill, sushi bar and a wide menu

Highway access connects residents to downtown and the airport
Driving is the most common way to get around Northland. Interstate 435 runs through the community and connects to I-35 for the 15-mile trip to downtown Kansas City. I-435 is a direct route to Kansas City International Airport as well, which is also roughly 15 miles away. “It’s pretty much a laidback suburban type of area,” Eckhoff says of Northland. “It’s an area that grew up from farmland, and now they have many highway arteries that go through it that makes it very accessible.”
