The real estate market in Blue Grass — prices and housing types

You can find an array of housing options in Blue Grass. “It’s mostly single-family, but there are a few more apartments in the Blue Grass area that have gone up lately,” says Deborah Saunders, a Realtor with Wallace Real Estate, who has lived in Knoxville since 1993. “There are a lot of ‘90s houses that are a bit on the smaller side.” These modest ranch-style and split-level homes start around $200,000 and reach the low $400,000s. Other subdivisions are full of larger Colonial Revivals and New Traditional builds, starting in the mid-$400,000s and reaching $1 million to $3 million. Some of the priciest homes are on the water and feature private docks and pools.

Well-regarded schools in West Knoxville

Blue Grass is part of the Knox County Schools district, and families have access to some of the area's leading schools. “A main reason someone might choose to live here is the schools,” Saunders says. Top-rated options include Blue Grass Elementary and West Valley Middle, though students can apply to any school within the district. The Webb School of Knoxville and the Christian Academy of Knoxville are top private schools for prekindergarten through 12th grade on the other side of Interstate 40.

The neighborhood might feel like a peaceful residential area, but you’ll find plenty of shopping centers along the outskirts. Plazas near the water on Northshore Drive have a Kroger, Walgreens and restaurants, such as Penne For Your Thoughts for Italian food. Closer to Interstate 40, on the opposite side of Blue Grass, there are additional shopping centers with fast-food restaurants and big-box stores, like The Home Depot. Just minutes away, West Town Mall features over 150 retailers.

Commuting and access to downtown Knoxville

Navigating the Knoxville area from Blue Grass is relatively convenient. “You’re connected to the city by Northshore Drive, an easy arterial route to go downtown or out west,” Saunders says. “If you’re commuting to the university, it’s closer than other West Knoxville areas, like Concord.” To get to McGhee Tyson Airport, 10 miles away, take the Pellissippi Parkway. Interstates 40 and 140 lead 12 miles to Downtown Knoxville. The closest Knoxville Area Transit bus stops are near the shopping centers off I-40.
