Founded in 1907 and located 3 miles from downtown Knoxville, Park City retains much of its original architecture. The U.S. National Park Service recognized the neighborhood's significant contributions to the city’s development. It is also listed on the National Register of Historic Places as Knoxville’s largest historic district. Park City originally featured streetcar transportation lines, which influenced the neighborhood’s growth. As Knoxville expanded, Park City became a popular neighborhood for commuters, even after the streetcar service was discontinued. Situated next to Zoo Knoxville, Park City offers the Knoxville Botanical Garden and Arboretum as well as Chilhowee Park. While Park City is a neighborhood in transition, cozy houses on tree-lined streets inspire first-time buyers seeking a historic, eclectic community. “It is a generational neighborhood with tons of personal and familial history,” says Melissa Nelson, a Realtor with Realty Executives Associates who has served Knoxville for over seven years.
Cottages and bungalows of the 1930s
Park City boasts different home styles built from the turn of the 20th century to the mid-1900s. The smaller lots here feature detached homes, most with off-street parking. There are many historic homes undergoing restoration or being converted into duplexes. Queen Ann Cottages, Craftsman bungalows and early 20th-century houses add to the area’s architectural diversity. Today, both historic and more modern homes line Park City streets. Homes can range from $140,000 for two- and three-bedroom ranch-style and bungalow homes to $350,000 for newly renovated three- and four-bedroom Craftsman and Cape Cod homes.
Transportation: Interstate 40 and Magnolia Avenue
Less than 4 miles from downtown Knoxville and the University of Tennessee, Park City is an easy commute for residents working downtown or attending the university. Conveniently located off Interstate 40, the neighborhood has its own on and off-ramp at North Cherry Street. The roar of the highways can be easily heard by locals in the northern part of the neighborhood. East Magnolia Avenue is the main thoroughfare for residents who do not need to take the interstate. While many Park City residents commute by car, many also use the Knoxville Area Transit buses or walk to destinations as “everything is right there for residents,” Nelson says. For medical care, the neighborhood is only about 7 miles away from the University of Tennessee Medical Center, which specializes in cancer research and cardiology.
Education: Three different Knoxville magnet schools
Students of Park City can begin their education at Sarah Moore Green Magnet Academy, which is just to the east of the neighborhood. Students can then move on to Vine Middle Magnet School and Austin-East Magnet High School, originally popular for their sports teams and now famed for Knox County’s only performing arts magnet high school. All three of these schools earn a C-plus rating on Niche.
Restaurants/Retail: Restaurants standing the test of time
Despite the area's growth and change, many local shopping and dining options thrive along East Magnolia Avenue. Magnolia Café and Pizza Palace are independent restaurants that have “stood the test of time,” Nelson says. Magnolia Café has served delicious chicken and catfish to the community for over 23 years, and Pizza Palace has been a local landmark for over 50 years. To restock the kitchen, residents can head to Save A Lot or Kroger, which are both only about 3 miles from Park City. Locals can also go to the Eastside Sunday Farmers Market for fresh fruits and vegetables less than a mile to the west of the neighborhood.
Parks: Knoxville ballfields and playsets
Aptly named, Park City is nestled between several of the area’s most well-known parks, including the 81-acre Chilhowee Park. Claude Walker Ball Park, a top neighborhood attraction, recently received a $1.1 million renovation to the two baseball diamonds. Park City’s youngest residents also have a place to play at Paul Hogue Park, which was named after a Park City native and former NBA player. The park features an open green space with a playground, sheltered picnic areas and a walking trail.
Recreation/Events: The Tennessee Valley Fair and nearby attractions
Located on the edge of Park City, Chilhowee Park is home to the annual Tennessee Valley Fair. Each September, the park hosts a variety of rides, attractions, live musical performances and delicious food. At the fair, locals can catch a concert at the 4,500-seat amphitheater or compete in livestock competitions. There is also a newly renovated exhibit hall for enjoying arts and crafts, photography, floral displays, fine arts and a culinary marketplace unique to East Tennessee. Park City residents also enjoy proximity to many of Knoxville's best year-round attractions. Muse Knoxville in Chilhowee Park is a museum dedicated to bringing STEM, the arts and literacy to life in children's minds. The 53-acre Zoo Knoxville, adjacent to Muse, houses a variety of wildlife from around the world in more than 10 distinct habitats. For nature lovers, the Knoxville Botanical Garden and Arboretum, south of the neighborhood, offers panoramic views of the Smoky Mountains and lush emerald foliage.
