San Joaquin Hills
Modern Spanish-style homes
The neighborhood was developed as a planned community in the '90s and early 2000s, and housing within the enclave is fairly uniform. The neighborhood is purely residential and composed almost entirely of single-family homes, most of which feature some combination of Spanish-style and contemporary design features. “It was the last part of Laguna Niguel to be developed, so you get a really modern setup," says Najafinia. "It’s kind of resort-style living: the neighborhood is very walkable, with lots of shared green spaces and walking paths.” Yards in San Joaquin Hills are mostly fairly modest, but many homes back up onto community green spaces and trails that run through the neighborhood. Most homes in Laguna Niguel sell for between $1.5 million and $3 million. The neighborhood has a CAP Index Crime Score of 2, well below the national average of 4.Highly-rated Capistrano Unified public schools
San Joaquin Hills is part of the Capistrano Unified School District, which has a rare A-plus grade on Niche and is well-known for its academic excellence. The community is served by Laguna Niguel Elementary, Aliso Viejo Middle School and Aliso Niguel High School, all of which have A grades. Founded in 1993, Aliso Niguel High School was recognized as California Distinguished School in 1996, the fastest any school has ever received the award. It has also been recognized as a Blue Ribbon School by the United States Department of Education.Just down the street from the Shops at Mission Viejo
A big part of San Joaquin Hills’ appeal is its proximity to major retail centers. Although the neighborhood is entirely residential, its gates are just a couple of blocks from multiple modern shopping centers along Aliso Creek Road and Alicia Parkway, including The Laguna Niguel Promenade and the expansive Marketplace at Laguna Niguel. The neighborhood is also less than a mile from the Shops at Mission Viejo, one of the largest malls in southern Orange County. So even though San Joaquin Hills feels like a secluded suburban enclave, its homes are all just a short drive away from multiple supermarkets, dozens of department stores and a huge variety of chain and local restaurants.Backyard trails and Laguna Niguel Regional Park
Laguna Niguel Regional Park is located just a couple of blocks south of the neighborhood and offers a network of walking and biking trails, along with athletic fields and playgrounds. It’s also home to Sulphur Creek Reservoir, one of the most popular freshwater fishing spots in the area. Smaller parks within the neighborhood provide playgrounds and community pools, while the backyard trails that run through the neighborhood are popular with runners and joggers.Close to the I-5 and Amtrak
The neighborhood’s location makes it ideal for commuting — a major draw for many San Joaquin Hills residents. State Route 73 passes along the north side of the neighborhood, while Interstate 5 is just a mile to the east. It’s a 15-mile drive to Irvine via either highway, so local commuters have options when traffic gets rough. It’s about 7 miles to the Pacific Coast Highway and the beaches of Dana Point. Buses run by the Orange County Transportation Authority regularly run along Moulton Parkway, the public street that borders San Joaquin Hills. The neighborhood is also less than a mile from the Laguna Niguel/Mission Viejo Amtrak stop, which features direct routes to Anaheim, downtown Los Angeles, Riverside and San Bernardino — not to mention North San Diego County. The August Sea Country Festival
The Laguna Niguel Farmers Market is held every Sunday morning at the Plaza De La Paz, just a few blocks west of San Joaquin Hills. The neighborhood is also just a few blocks away from the location of Laguna Nigeul’s annual Sea Country Festival, which is held every August and centers around the Chet Holifield Federal Building.
