One of Tampa’s most exclusive gated communities
Avila is one of the most exclusive — if not the most exclusive — neighborhoods in the Tampa Bay area. Named after a medieval fortress city in Spain, the 900-acre gated community has fortifications of its own, including 24-hour security and a border wall 8 feet high. An award-winning golf course and country club sit behind the gates. “That’s the thing," says Brian Walsh, a Realtor with SkyCoast Realty Group. "Once you’re behind the gate, there’s a very relaxed feeling." Fourteen miles from downtown Tampa, the meticulously manicured neighborhood is laced with small lakes, tall oak and cypress trees, and a conservation area inhabited by sandhill cranes and blue herons. “You get these big, beautiful lots with gorgeous landscaping and these huge, sprawling homes,” Walsh says. “It’s beautiful, truly."
Avila Country Club offers more than green fairways
Avila’s crown jewel is a par-71 championship golf course that weaves throughout the community. Jack Nicklaus remastered the course in 1988. The country club is home to a 7,000-square-foot fitness center offering a Pilates studio, spa rooms, group classes, lifestyle coaches and personal trainers, plus six lighted tennis courts, a Junior Olympic swimming pool, a playground and a few pavilions. Initial membership dues are between $50,000 and $75,000 with annual fees starting at $5,000 to as high as $10,000 thereafter.
Mediterranean abodes as unique as Avila’s residents
Avila’s oldest properties date back to 1980, when the community opened, but many were built in the late ’90s and early 2000s. Almost every estate has been remodeled with modern appliances, new roofs and marble flooring. Rows of stately mansions, some gated, some with grandiose fountains and roundabout driveways, can be seen from streets bearing the names of Spanish cities. “I love driving through there because every house is unique. Ninety-nine percent of them are custom builds and exquisite representations of the owner,” Walsh says. “Every now and then, you get a colonial, but for the most part, it’s all Mediterranean-inspired.”Avila homes are priced higher than most master-planned communities in Tampa, and even vacant lots sell for $1 million. Mansions with over 4,000 square feet start at $2.2 million, going past $3 million depending on square footage. “It’s a ton of high-flying professionals that live here, like doctors and attorneys, but also well-known community figures who do a lot of charity work,” Walsh says. Most remodeling work needs prior approval from the association’s Architectural Review Committee.
Students enrolled in a top Tampa school district
The Hillsborough County Public School system earns a B-plus from Niche and is ranked as the second-best school district in the Tampa Bay area. Avila’s youngest may attend Maniscalco Elementary and Buchanan Middle schools, rated A-minus and C-plus, respectively. The A-minus Gaither High School is home to a conservatory of music and leadership, which requires students to audition for a spot in the orchestra, chorus and bands, including jazz, percussion and wind ensembles. For those interested in private education, Northdale Christian Academy is 5 miles west.
Residents can order delivery from Avila’s Clubhouse
Locals can jump on their golf carts and head to one of three restaurants at Avila’s Clubhouse. The most upscale of the three is the Main Dining Room, which overlooks green fairways and ponds. The fine dining venue hosts themed buffets, popular Sunday Champagne Brunches and doubles as a wedding reception space. Salads, Scottish salmon and Wagyu steak are on the menu at The Vista Grille, and on one of many sunny days in Florida, The Terrace provides an al fresco dining experience. Food and beverages can also be delivered to residents who wish to stay home. Several grocers are within 2 miles of Avila, such as Publix Super Market on North Florida Avenue and Target on FL-597. For luxury retailers and notable name brands, locals head to Citrus Park Town Center, 8 miles away.
Interest clubs and annual Tampa Bay events
The Avila Women’s Club hosts several clubs, including a book club, a “casual gourmet” club and a “mommy and me” group. Larger, well-known annual events, such as the Gasparilla Pirate Festival in January and the Tampa Bay Blues Festival every April, are mainly held in downtown Tampa.
Getting around Avila and the Tampa Bay area
While golf carts are allowed, other recreational vehicles, such as motorcycles and mopeds, are prohibited. For longer trips, main throughways include U.S. Route 41 and North Florida Avenue, both of which link up to Bearss Avenue. From there, locals can jump on Interstate 275 and Florida State Road 597. Downtown Tampa is 14 miles south. The nearest medical campus is St. Joseph's Hospital, roughly 7 miles north.
