A slice of suburbia in Grandview Heights
Two miles north of Downtown Lancaster, Grandview Heights offers a prime example of an early 20th-century suburban neighborhood: green, spacious, walkable and close to the city. Established in the 1920s, Grandview Heights started as a new development with about 500 homes. Tucked between a regional rail corridor and U.S. Route 30, the community has expanded to more than 2,200 homes on quiet, curvilinear roads and wide boulevards where kids can play freely in their driveway or street with little fear of speeding traffic. “It’s a charming, quintessential suburban neighborhood,” says Tyler Stoltz, Realtor with Berkshire Hathaway HomeServices Homesale Realty, who has over seven years of experience in the industry. “It’s very community-oriented. All the neighbors know each other, are always outside walking around and host neighborhood events like Christmas caroling parties."
Grandview offers a balance of residential, commercial and industrial areas. Paved sidewalks lead to neighborhood parks, two churches and the local elementary school, while a short drive leads to dozens of big-box stores. Tucked within the heart of the Amish country, Grandview Heights offers a slice of suburbia hidden between Downtown Lancaster's vibrant streets and acres of farmland.

Manheim Township Middle School garners an A-minus rating, and Manheim Township High School earns an A. Lancaster Catholic High School is also in the neighborhood and scores a B-plus from Niche.

Cape Cods, colonial- and ranch-style homes
Wide canopied streets give way to a mix of 20th and 21st-century single-family homes, townhouses, apartments and the Calvary Homes retirement community. Architectural styles include Cape Cods, bungalows and colonial- and ranch-style homes. Christine Nolt, a Lancaster County native and Realtor with Kingsway Realty's Nolt & Bailey Team, says it’s become one of the area’s more expensive neighborhoods, with single-family homes ranging from the mid $200,000s to the $500,000s. Esbenshade Drive is home to one of Grandview’s newest subdivisions, where spacious 21st-century Colonial Revivals are priced from the $500,000s to the upper $600,000s. Townhouses can also range from the low $200,000s to the mid $400,000s.

Walks to the park
Beyond the halls of the district’s schools, kids and their parents gather for playdates and functions at Schaeffer Elementary’s playgrounds, eco-garden and pond. Down the street, the township manages Stauffer Park, an 18-acre recreational site with basketball and tennis courts, multi-use fields and baseball diamonds. The outdoor park complex also includes the Stauffer Mansion, a historic residence from the late 1800s that now houses the Manheim Recreation and Park Planning Department, and an adjoining carriage house for programs and classes.
On the east side of Grandview, Jaycee Park features two playgrounds, a basketball court, picnic tables and grills. Residents are a mere 2 miles from Lancaster Country Club, the city’s oldest golf course. Established in 1900, this members-only club boasts an 18-hole course, indoor and outdoor fitness facilities, a pool and multiple restaurants.
Those looking for a public golf course can head about 4 miles to Overlook Park. As one of Manheim Township’s largest parks, over 100 acres of green space give way to an 18-hole golf course and a driving range. Next door, Stone Grille attracts afternoon crowds after a day on the range, while a small mini-golf course adjoins the restaurant. Walking trails weave past soccer fields, baseball diamonds, a playground and a disc golf course. The park also features an outdoor swimming pool, an indoor roller rink and a members-only dog park.
Indoor recreation ranges from fitness studios to amusement centers. Hidden within Grandview’s office and industrial park, Tiny Town is an indoor play area where child-sized cafes, markets and fire stations make for a fun-filled afternoon. Two miles away, Go’N Bananas Family Fun Center features an indoor playground, arcade games and bumper cars for kids.
