Peaceful, wooded streets sit at the base of the Rocky Mountains Front Range in Perry Park, a quiet residential community with large, private properties and mountain views. Around 17 miles from Castle Rock on the west end of Larkspur, Perry Park is far from active commercial areas, with dozens of Front Range hiking trails within a short drive. “The area has beautiful views of the mountains, the red rocks and the national forest,” says Elizabeth Owens, an area expert and local Realtor with RE/MAX. “People like Perry Park for its secluded and quiet atmosphere.” The neighborhood is within 45 miles of both Downtown Denver and Colorado Springs, making it popular among commuters looking to escape the city atmosphere.
Expansive lots along winding residential lanes
Most of the homes in Perry Park were built between the 1990s and 2010s and sit on private lots of an acre or more, with some reaching over 20 acres. Modern traditional, ranch-style and craftsman-style homes line the winding, wooded streets, and most houses have paved driveways and attached two-car garages. Older homes in the area with lots smaller than an acre can go for $685,000 to around $1.05 million, while new and recently renovated houses on expansive properties range from $1.1 million to $2.3 million.
Concurrent enrollment at Castle View High
Most local families are served by Larkspur Elementary School, which earns a B-plus overall grade from Niche. Castle Rock Middle School receives an A-minus and offers a unique selection of elective courses, from digital design and IT applications to guitar and world music. The B-plus-rated Castle View High School has over 60 extracurricular offerings, including after-school clubs and sports teams. Castle View High also has a variety of concurrent enrollment courses taught at the high school campus through Arapaho Community College.
Nearby open spaces and hiking trails
The private Perry Park Country Club lies in the center of the neighborhood and features panoramic views of the surrounding hills from its 18-hole lakeside golf course. The club also has an indoor-outdoor restaurant with regular live music. “The country club is the centerpiece of the community,” Owens says. “And while it’s popular among golfers, you can also have a social membership if golf isn’t your thing. Social members can use the club’s dining room and event spaces and can attend programs hosted there." There are numerous hiking, rock climbing and camping areas just west of Perry Park in the expansive Pike National Forest, including Devil’s Head Mountain and Dakan Mountain. The Sandstone Ranch Open Space spans over 2,000 acres and is home to 12 miles of trails for hiking, mountain biking and horseback riding. The Larkspur Community Park is a short drive east of Perry Park and has a baseball diamond, a volleyball court, picnic tables and a playground. “In the summer, the park hosts the Music in the Park event.” says Owens. The free event is every other Friday evening in June and July with live music and local vendors.
Local Larkspur businesses and Castle Rock haunts
Larkspur is home to a small selection of nearby businesses, including Spur of the Moment Bar and Grill, which serves pub fare from wings to fish and chips along with a menu of signature cocktails and draft brews. Charrito’s House is also nearby and serves Mexican cuisine. Castle Rock is around a 25-minute drive north and has dozens of local restaurants, from the historic Castle Cafe to Great Divide Brewery and Roadhouse. "Perry Park is an equal distance from the Safeway in Castle Rock and the one in Monument,” Owens says. Additionally, a new Costco is expected to open in Castle Rock by 2027.
Accessible thoroughfares to Denver and Colorado Springs
Perry Park is largely car-reliant, with Colorado state Highway 105 and Interstate 25 providing routes around 45 miles north to Downtown Denver and roughly 36 miles south to Colorado Springs.
