Midcentury homes with a backyard oasis

Developed in the 1960s, homes in Charleston Preservation are primarily midcentury modern ramblers. Many houses are smaller than 1,800 square feet and sit on lots less than a quarter of an acre. However, wide driveways and deceptively large backyards on even the coziest of lots allow for storage and RV parking. Most residents have constructed backyard pools, making it easy to stay cool in the Vegas heat. Modern updates and full renovations appeal to buyers and allow sellers to be competitive. There’s also some stylish new construction in subdivisions like Charleston Preservation West. The Marquesa condo community offers three-bedroom, two-bathroom units with about 1,100 square feet of living space. Community amenities include a clubhouse, pool, spa and tennis courts. Condos typically cost between $200,000 and $250,000, while single-family homes cost between $375,000 and $450,000.

Students of Charleston Preservation are served by the Clark County School District

Depending on the buyers’ location within the community, students may attend one of several elementary schools. Helen M. Smith Elementary has an overall B rating on Niche, and both O.K. Adcock Elementary and Rose Warren Elementary have C ratings on Niche. Students then filter into either Frank Garside Junior High School, which has a C-minus on Niche, or Walter Johnson Junior High School, which has a B on Niche. All students attend Bonanza High School, which has an overall C on Niche. The school supports students with its college and career counseling center, offering financial assistance, career counseling and internship placement.

Close to neighborhood parks and community centers off Hyde Avenue

Charleston Preservation Neighborhood Park gives residents of all ages a place to unwind. The 5-acre spot offers a playground with a climbing wall, basketball court and picnic area. Nearby, the Garside Pool is popular place to cool off in the afternoon heat. Residents can also find something fun to do at Mirabelli Community Center, known for its volleyball leagues, preschool programs and dance studio. Golfers will enjoy being close to Angel Park Golf Course, which has stunning red rock views, a championship 18-hole course and club with dining and events.

Dining and retail at Rainbow Plaza Shopping Center

Residents of Charleston Preservation don’t have far to go for shopping and dining. Rainbow Plaza shopping center along South Rainbow Boulevard is a one-stop for groceries, service providers and casual eateries. The plaza is anchored by Albertsons and Ross. Other options for groceries include Sprouts Farmers Market and Walmart Neighborhood Market. At mealtime, residents can head to Jamms Restaurant. Known for its “pots of bread,” the family-owned favorite has been serving corned beef hash, omelets and chicken noodle soup to locals since 1997. In 2014 Travel Channel foodie Adam Richman filmed an episode of his show at Jamms. For pizza or subs, head to Pellegrini Pizza. For a taste of the Middle East, Dream Kabob Mediterranean Cuisine offers kabobs, stews and desserts, plus lots of vegan favorites.

Direct access to downtown Las Vegas

Veterans Memorial Highway gives Charleston Preservation's residents easy and direct access to downtown Las Vegas, located just 6 miles away. This easy 10-minute drive makes this a convenient neighborhood for those who want or need access to the entertainment and major employers of the downtown area. Residents are also close to other necessities like Kindred Hospital Las Vegas, about 3 miles away. The highway also connects residents to Interstate 15, which takes residents to Harry Reid International Airport.
