A sought-after master-planned community

Those who move to Summerlin might spot a celeb setting up a tee shot on the 18th green or grabbing a pint of Ben & Jerry’s from the freezer at your local Albertsons. For more than three decades, Summerlin’s reputation as a higher-end haven has attracted homebuyers from all walks — and that includes famous actors, entertainers and athletes. It’s no wonder: since its founding, Summerlin has flourished into a city-like community with neighborhood parks, shopping centers, business parks and more. “You can live, work and play in Summerlin,” says Realtor Kimberly McMahon of Real Broker LLC, who has more than 20 years of experience in the region. This master-planned community located on the western rim of Las Vegas Valley is consistently ranked one of the top 10 in the country by sales; in 2022, it was ninth, according to real estate consulting firm RCLCO. In addition to its location just 10 miles west of downtown Las Vegas and its gorgeous views of the Spring Mountains, Summerlin offers more amenities than any comparable Nevada community. “Summerlin has made it so you don’t have to leave the area,” McMahon says.

Variety — from townhomes to luxury estates

Summerlin’s more than 20 neighborhoods and villages include homes with a wide variety of floorplans and styles, from townhomes to single-family homes, priced from the $400,000s to more than $9 million. Homebuyers looking for a 55-and-older community have several options, too, including three that are actively selling with prices ranging from between $400,000 and $850,000. Luxury custom homes with unparalleled views of the city and The Strip can be found for a $2.5 million price tag, including five-bedroom homes on the world-famous Bear’s Best Las Vegas golf course. Modest, 1,300-square-foot condos can be found in the low $400s, while a luxury estate with a movie theater and casino room lists for $9 million.

Hiking, biking and beyond

It's easy to stay active in Summerlin. Hiking, biking and camping are accessible at the nearby mountains, but for those who want to stay closer to home, the community’s dozens of parks, golf courses and sports fields are rich with amenities. Residents’ two favorite things about Fox Hill Park in Paseo Village are the zip line and the twisty metal climbing structure affectionately called the Orange Beast — think jungle gym meets kiddie roller coaster. As the name suggests, Arbors Tennis and Play Park is a great place to practice on one of five outdoor tennis courts. Willows Park and Pool is a great spot to cool off on a summer day or go a few innings on the lush, tree-lined ball fields.

Highly rated public schools

Summerlin is home to more than two dozen schools, including Bonner Elementary School, Sig Rogich Middle School and Palo Verde High School, all of which hold B-plus ratings from Niche. Palo Verde High is known for its top-notch athletics: many of its sports teams have earned regional titles and have come out victorious in state competitions, no doubt lifted by a student body that in 2022 earned the “Best School Spirit” superlative from Summerlin residents.

Downtown Summerlin is an area synonymous with shopping, dining, nightlife and events. This 400-acre commercial and residential district is lined with dozens of restaurants, bars, shops and entertainment. Festivals, events and farmer’s markets

Downtown is also the spot for weekly and annual events. Locals gather ingredients for their recipes at the Saturday farmers market, held at the pavilion. Among the produce is an array of fresh breads, cakes and flowers. Popular annual events include a Christmas light maze and village at Las Vegas Ballpark, craft beer and summer arts festivals on the downtown lawn and a half marathon.
