Set on the iconic Sunset Strip
The commercial heart of this residential area is the famous Sunset Strip, lined with eateries, hotels, salons and nightlife. Sunset Plaza has been a shopping and dining draw since the silent film era. The signature latte and avocado toast at The Butcher, The Baker, The Cappuccino Maker attracts a broad clientele, as does the niçoise salad at Le Petit Four. There are small plates and craft cocktails in the open-air dining rooms at Eveleigh, a rustic spot for farm-to-table dining inspired by American and European country cooking. There are DJs and bottle service at Hyde Sunset; top-notch comedians at The Laugh Factory; and at the venerable Whisky a Go Go, the best rock performers on Earth. Two locations of Trader Joe's are close by, one in Sunset Plaza and one just over the hill at the corner of Laurel Canyon and Ventura Boulevard. Bristol Canyon Farms sells specialty ingredients for homemade gourmet meals, and the Canyon County Store bodega has been a Laurel Canyon gathering spot since the late ‘60s and early ‘70s, when famous musicians like Joni Mitchell lived up in the hills.Midcentury masterpieces and estate homes
Set along a seemingly endless series of dead-end roads, original homes in Hollywood Hills West were primarily built between the 1920s and ‘60s. “This is not where you buy a massive house with a huge compound and a yard. Hillside lots are smaller,” Afshar says. “Here you get a great house and a great view, but you’re not going to get the classic big backyard.” Streets become narrower as the Bird Streets climb higher, while there are sidewalks and less sloped terrain west in Mt. Olympus. The Bird Streets have classic names like Oriole Lane, Thrasher Avenue and Warbler Way, while street names in Mt. Olympus come from Greek mythology, like Apollo, Hercules and Jupiter drives. Different areas of the neighborhood offer different views and home styles. There are midcentury homes, classic California ranch-style homes and Spanish-inspired offerings among the more modern builds and estate homes. Properties range in price from around $2 million to $7.5 million, depending on the size and state of renovation. Listings can climb as high as $70 million. “At this price point, you can expect 15,000 to 20,000 square feet and jetliner views,” Afshar says. “Price per square foot means nothing in this range.”Hiking the Hollywood Hills
Hiking is a sport in LA that borders on religion. On the far east side of the neighborhood, Runyon Canyon Park is a 160-acre park at the eastern end of the Santa Monica Mountains. Visitors walk dirt-packed trails known for sweeping views of the city and Hollywood sign — and on a clear day, you can see the ocean. Watch the sunset at Jacopo’s Bench or sit back and people-watch visitors, which can include some famous faces. The park is popular, and parking is challenging, so living nearby is considered quite a perk. Wattles Garden Park has a community garden, a dog-friendly hiking trail, and a historic mansion with a big lawn for relaxing and enjoying the view. For even more hiking, the Briar Summit Open Space Preserve is 52 acres on the northern edge of Hollywood Hills West. Mule deer and bobcats are among the wildlife often observed in the preserve.Long commute times to LA
Hollywood Hills West is about 10 miles northwest of downtown LA via I-101, a seemingly short distance that can take as long as an hour to drive at rush hour. Los Angeles International Airport is about 15 miles south via La Brea Avenue, with similarly bloated drive times at specific parts of the day. The neighborhood is a short distance from Santa Monica Boulevard, which goes west to the coast, and bordered by Sunset and Hollywood boulevards. Getting around on local roads can be tricky without GPS because there are so many winding dead-ends, but locals learn the best routes in and out. There is no public transportation up in the hills, but there are bus stops along major thoroughfares to the south. A proposed Metro extension would bring a light rail transit line to West Hollywood, though Highland Station is currently the closest stop.School filming spot for "It's a Wonderful Life"
Los Angeles Unified is an above-average public school district graded B-plus by Niche. Kids can start their education at Valley View Elementary in the Hollywood Hills. The school is graded A-minus, with an A in teachers and diversity. Walter Reed Middle is graded B-plus by Niche. Another B-plus school, Hollywood Senior High has a student-teacher ratio of 16-to-1, on par with the national average. Established in 1903, HHS has been the filming location for several large-scale productions, including the Frank Capra classic “It’s a Wonderful Life.” The school has produced hundreds of notable alums, including Carol Burnett, Cher, Judy Garland and Sarah Jessica Parker.Environmental risks
Due to its natural environment and surroundings, residents of Hollywood Hills West face wildfire risk. Southern California's increasingly warm temperatures and drought conditions allow brushfires to spread rapidly in the summer. While summers are getting hotter and drier, winters and springs are seeing increased frequency and intensity of rainfall events. Excessive rain in a hillside neighborhood means a threat of mudslides. Disaster insurance is becoming more expensive and elusive in the region as more insurers pull out due to extreme financial risk.
