NoHo Arts District, NoHo West and North Hollywood restaurants and shopping
North Hollywood encompasses the NoHo Arts District, a planned community of apartments, shops and restaurants occupying one square mile. “The big draw for North Hollywood is the Noho Arts District. It’s got a lot of great bars, restaurants, shopping, nightlife, comedy clubs, off-Broadway theater, you name it,” says David Coe, Realtor and real estate developer of COE Real Estate Group. “And then you have Noho West, a brand new kind of outdoor entertainment area with shopping, restaurants, and stuff like that. Lots of young people want to be close to things like that.” Residents can shop for staples at Ralph’s or get more specialty meat and produce at the neighborhood’s Gelson’s. Trader Joe’s and Amazon Fresh also keep locals stocked with ingredients and household goods.Stylish restaurants like Tamashii Ramen House and Pitfire Pizza line Magnolia and Lankershim Boulevards. “There’s so many places around here, and it’s nice because you can park in one spot and get around on foot,” says North Hollywood resident Kelly Williams. Little Toni’s, located on Lankershim Boulevard, is an institution in North Hollywood known for its pizzas and pasta. “This is a very popular area,” says El Tejano bartender Gigi Gonzalez. “Even on a weeknight, it’s packed. North Hollywood is a really fun place because you’re always close to something fun.” After dark, the sidewalks are packed with people who are exploring the many bars. Tiki No, famous for its tropical drinks, is typically busy. Player One, an LGBTQ+-friendly gaming bar, attracts new visitors with its neon lighting, quickly converting walk-in patrons into regulars. Idle Hour, a bar known for its distinct barrel exterior, is sought out for its craft beers and cocktails.
However, there is more than traditional restaurants to the North Hollywood food scene. Food trucks and carts set up shop on the busy streets close to high-traffic areas, filling sidewalks with the smells of elote and arepas. On walks home from a night out, residents can grab fruit cups dressed with tajin and chamoy or tacos fresh from the grill. These small-scale establishments can draw as big of a crowd as other NoHo eateries.
North Hollywood is known for its performing arts venues
With Tinseltown just six miles away, many aspiring actors and artists call NoHo Arts District home. As such the neighborhood has become a hub of comedy shows, musical reviews, concerts and more. Local musicians host listening parties for their new music. Comedians perfect their stand-up routines at NoHo venues like The Comedy Chateau and HAHA Comedy Club. For nearly a century, stars like Debbie Reynolds, for whom one stage is named, and Leslie Jones have performed at El Portal Theater. Residents can enroll in acting classes in the neighborhood and audition at one of the many NoHo theaters, like The Road Theater Company. Zed Fest Film Festival and Screenplay Competition celebrates independent films across various genres. Hosted out of LA Connection Comedy, Theater Varietyville-O-Ween is a seasonal comedy and variety show. Around the holidays, artists choose North Hollywood to put on themed cabaret shows, holiday comedy and variety shows and musical performances.Every year, the city sponsors NoHo Summer Nights, a ten-week series of free movies and concerts. The entertainment is family-friendly, and admission is free. Food is available for purchase, and visitors can explore the vendors and booths set up in the park. Universal Studios Hollywood is only a couple of miles from North Hollywood. Some residents are close enough to see fireworks from the park.
North Hollywood Metro stations, highway access and sidewalks
“It’s a centralized location,” says Dan Sanchez, a Realtor with Engel & Völkers specializing in North Hollywood. “It’s minutes from Hollywood, Downtown LA, Burbank and all the studios. You’ve got the bus and the north Hollywood Metro Stations.” Highways 101, 170 and 135 frame the neighborhood, providing ample access to LA’s primary transit arteries. Hollywood Burbank Airport, the preferred airport of many Angelenos, also borders north Hollywood. “Burbank Airport is right here,” says Coe. “For people who travel a lot for work, that’s a consideration. I’ve had a buyer who flies up to San Francisco maybe every other week, and he can be home within an hour of landing.”North Hollywood Recreation Center and Victory Vineland Park
Just off Highway 170 sits North Hollywood Recreation Center, the neighborhood’s primary park. A playground and game courts are spread across the park’s more than 20 acres. In addition to pick-up games of handball and tennis, locals can enroll in youth sports leagues. The outdoor pool is a sought-after spot to cool down from LA summers, when tempratures can climb to 100 degrees and higher. The Victory Vineland Recreation Center provides an alternative green space with a playground and lighted basketball and tennis courts.Postwar homes and modern condos in North Hollywood
As North Hollywood is already built out, developers get creative on ways to refresh the neighborhood. New development prioritizes maximizing space to help meet the rising demand for housing. “It’s mostly apartments on the main streets, and then you’re gonna have residential housing behind it,” says St. Johns. “You’ve still got a lot of postwar bungalows and Minimal Traditional homes, but you’re also seeing developers build condos and apartments.” Postwar single-family homes start at $600,000 but can climb past $1.7 million. A few developers have built single-family Modern Traditional homes, starting at around $2 million and going up to $6 million, but more developers are interested in purchasing land parcels to construct high-volume housing like condos and townhomes. Zero-lot line homes are an appealing investment opportunity, allowing properties to maximize limited space. “We have what’s called in-fill construction,” says Coe. “In somewhere more remote, a developer might buy farmland for sale and build brand new homes on a space that’s never had anything on it. Here in Los Angeles, we don’t have any more of that original space.” The city encourages developers to focus on increasing density. New builds are modern, with clean lines and wired for smart appliances, built to capitalize on vertical space rather than horizontal. North Hollywood is an appealing alternative to buyers based on price, as many residents work at one of the surrounding studios or in one of the business districts nearby, where real estate is often more expensive. “A lot of people might work in Downtown LA or at a studio, but they don't want to get what they can afford out there versus what they can afford out in North Hollywood,” says Coe. “Buyers can get much more house for maybe two-thirds of the price of other neighborhoods.”Kids can attend highly-rated magnet school
Kids can start school at Maurice Sendak Elementary School, graded C-plus by Niche. The school is named after the Caldecott Award-winning author and illustrator and features murals from his books throughout the hallways. They can go on to attend Roy Romer Middle School, also graded C-plus. Students can apply to attend The Science Academy STEM Magnet, a magnet middle school housed in East Valley High School, which earned an A-plus. East Valley High School, which earned a C-plus, is known for its animation and video production school, its media and tech magnet school, and the school for advanced studies.
