The Little Miami Scenic Trail spans five counties, a dozen cities and is close to 80 miles in overall length. Stops along the way include state parks, 19th-century railroad depots and historic Loveland, which encompasses the smaller community of Outer Loveland. The neighborhood, located about 3 miles from downtown, is made up of cul-de-sacs, small commercial centers with everything from Mexican to Greek cuisine, hilly homesteads and lakefront summer camps. It’s also intersected by Interstate 275, which connects Outer Loveland to Cincinnati, about 30 miles away. “It’s a great place to choose,” says Sue Wahl, Realtor with Comey and Shepherd Realtors, speaking to the neighborhood’s appeal. “The cost of living in Ohio is often better than other places around the country, and you’re still within a half-hour of the airport or employers in Cincinnati.” In other words, the neighborhood is a mix of housing developments, shopping centers and nature, all within commuting distance of Queen City attractions.
A mix of mid-centuries and New Traditionals
Outer Loveland is made up of approximately 5,800 homes and architectural styles include everything from late 19th-century cottages to 1960s and ‘70s-era ranch-style houses to sprawling New Traditionals. “You do have some properties with expansive acreage and even some farms, but I call it a city suburb because everything is easily accessible,” says Wahl. Lush green lawns with sturdy trees edge narrow paved streets and lots are often large enough for backyard swimming pools. Prices range from around $300,000 to $500,000 for mid-century homes and can reach close to $1 million for post-2000s-era New Traditionals or two-story farmhouses. The median price for a single-family home is $485,000 and properties sell weeks faster than the national average. As Wahl mentions, Outer Loveland is also home to The Oasis, a coveted golf course community. “My mother lives there, and she loves it. There is an HOA, but it’s not gated or necessarily 55-plus. It’s a great location if you’re interested in membership at the Oasis Club, which has an Arnold Palmer golf course, clubhouse, tennis courts and a pool,” she says.
Over a dozen Career Pathways at Loveland High School
Outer Loveland students can attend public schools in the Loveland City District, which earns an overall A grade from Niche. First and second-graders start out at Loveland Primary, which receives an A-minus grade, before moving on to the A-rated Loveland Elementary until fourth grade. Fifth and sixth graders attend Loveland Intermediate, and then Loveland Middle for seventh and eighth grades; both schools earn As. Loveland High, which boasts a championship-winning track and field program, also has an A-minus Niche grade and over a dozen career pathways to choose from. Options include pathways in everything from business administration to health sciences to Project Lead the Way which offers students hands-on STEM experience.
Playgrounds, picnic shelters and scout camps
While the Little Miami Scenic Trail, which sits on Outer Loveland’s westernmost border, connects this neighborhood to surrounding communities like Milford and Miamiville, the neighborhood is also home to many popular public parks and campsites. There’s Paxton Ramsey Park, which includes a playground, picnic pavilion and sports facilities for local youth leagues. Other major attractions here include Cub World and Camp Friedlander, both of which are extremely popular with scouts' groups during the summer months. Activities on the grounds include everything from canoeing to archery and Cub World even has a castle and army fort that sleep dozens of campers. The Grand Valley Nature Preserve spans close to 380 acres along the neighborhood’s westernmost border, and is a popular destination for hiking, birding, kayaking and catch-and-release fishing. The Oasis Golf Club has a variety of membership options for families or young professionals, and a swimming pool and an onsite restaurant that serves burgers and beer.
Chain grocers, family-run restaurants and boutiques in downtown Loveland
At the intersection of Branch Hill-Guinea Pike and Loveland-Miamiville Road is Outer Loveland’s main business district, where residents will find both a Walgreens and Kroger, along with several local chains. Dining options include El Picante for carnitas and taco lunches, and Mezedes, a female-run, family-run small business known for its Mediterranean dishes. Owner-Operator Cassandra Oaks says classic gyros are the most popular menu item, and some of the long-time customers greet one another by name. “We have a lot of regulars,” she adds. “Some of them even have a specific day of the week they come in.” Residents can also drive to downtown Loveland for sit-down options like Rodi Italian.
Spook-O-Ree at Cub World, tree lightings and Ghost Hunts
At Spook-O-Ree, an event hosted by Cub World around Halloween Season, the camp’s castle is transformed into a haunted house and families can participate in costume contests, try candied apples or explore the “haunted trail” alongside the Little Miami River. Residents can also drive to downtown Loveland for other seasonal city-wide events like the Tree Lighting Festival in December, a summertime concert series at Nisbet Park Amphitheater and the “Hearts Afire” festival around Valentine’s Day, an event complete with ice sculptures and live music. The Loveland Stage Company shows musicals and plays downtown and farther north along the river there's also the Loveland Castle Museum, known for its swords and weapons displays and ticketed Ghost Hunts.
Interstates 72 and 275 toward Cincinnati
Public transit in Outer Lovealnd is limited, and most commuters rely on their personal vehicles, taking Interstates 72 or 275 into Cincinnati, or across the Ohio River into Covington, Kentucky. The larger cities are approximately 30 miles southwest, a drive that can take between 30 and 40 minutes, depending on traffic. For cross-country or international travel, there’s the Cincinnati-Northern Kentucky International Airport, and the nearest hospital is Bethesda North, off Montgomery Road, 6 miles away. “What you really have in Outer Loveland,” finishes Wahl, “is great schools, lots of beautiful parkland and golfing, with easy access to shopping. Plus, you’ll notice that neighbors are all supportive of one another. There’s a genuine community spirit.”
