Popular school district brings growth north of Beaumont
About 15 miles north of Beaumont sits a small town of 14,000 people called Lumberton. Primarily home to Beaumont's refinery employees and their families, the suburb of Lumberton is often preferred for its high-achieving school district, a key factor in the town's growth over the past 15 years. Today, Lumberton is seeing an increase in new housing developments, and locals welcome this change because as the population grows, so too does the number of new amenities--like the recently constructed, Lumberton City Park. "Lumberton is the most sought-after of the towns north of Beaumont," says Betty Cheek, Lumberton resident and real estate agent at RE/MAX All Properties. "That's primarily because of its schools and it's proximity to the city."
New developments and custom-builds
Flat and tree-lined, Lumberton neighborhoods are typical of their Southeast Texas geography. Primarily, quaint country cabins sit back on grassy lawns on uncurbed roads, but contemporary new builds neatly arranged into subdivisions are becoming increasingly common with development. The average list price here is about $285,000, with prices starting around $220,000 for a cozy three-bedroom bungalow and getting as high as $860,000 for a new-build mansion on 13 acres. For a newly built single-family home with three to four bedrooms in a subdivision, buyers should expect to pay $400,000 to $500,000.

Home to the best elementary school in Hardin County
Students in Lumberton attend Lumberton Independent School District schools, starting with Lumberton Primary School, which received an A-minus on the educational review site Niche. Then, they continue to Lumberton Intermediate School and Lumberton Middle School, both of which received B-pluses, before graduating from Lumberton High School, which received a B. Village Creek State Park and Lumberton City Park
On the eastern edge of Lumberton, Village Creek State Park is the town's most expansive outdoor space. Sitting along Village Creek, one of the few free-flowing creeks in Texas, and boasting an impressive diversity of plants and wildlife, the park is a popular spot for hiking, biking, camping, canoeing and more. Visitors can rent a canoe from the park and paddle along the Village Creek Paddling Trail or spend the day exploring the park's eight miles of hiking and biking trails. Lil' Paws Natural Trail is an excellent option for kids, or the longer Water Oak Trail allows visitors to check out the park's arid sandy lands and bottomland swamps. Anglers can find catfish, bass and sunfish in Village Creek, and those interested in guided tours can check out the park's guided nature and night hikes, stargazing programs and campfire talks. Closer to town, there are opportunities to enjoy the outdoors as well. Behind City Hall is Freedom Park, a quiet grassy area with benches and a gazebo, where residents like to stop, rest and clear their heads. Located on the campus of Lumberton Primary School, Lumberton Community Park opens to the public after school and on weekends for Lumberton residents to enjoy its large playground, basketball court, covered pavilion and quarter-mile walking track. Lumberton's newest park, Lumberton City Park, is a 100-acre development with a one-mile route for walking and biking, covered picnic areas with grills, a playground, volleyball courts and an 18-hole disc golf course.

Live music and fusion food at Tia Juanita's Fish Camp
The most popular restaurant in town is Tia Juanita's Fish Camp, a "Mexicajun" restaurant serving fusion dishes like seafood nachos and boudin quesadillas in a casual atmosphere with live music. Also frequented by locals is Nice Guy Ricky's American Grill, a classic American restaurant serving staples like baked potatoes, chicken fried steak and seafood platters. For a quick meal on the go, locals dine in or drive through at Goings BBQ & Steak, which serves fresh meals like brisket sandwiches and burgers at fast-food prices. Lumberton is also home to several fast-food chains, like McDonald's, Waffle House and Whataburger. For groceries, locals shop at the Lumberton H-E-B or Brookshire Brothers, and they can pick up everyday essentials at stores like Walgreens and Ace Hardware. There are a couple of antique shops in town, but locals head 15 miles south to Beaumont for most other shopping.

Village Creek Festival held annually in October
Each October, Lumberton hosts its annual Village Creek Festival, a three-day event with carnival rides, games, vendors and its Village Creek Pageant. During the holidays, the town has an Annual Lighted Christmas Parade, and at Easter, there's an Annual Easter Egg Hunt at Lumberton Community Park. Throughout the year, locals hang out at restaurants like Tia Juanita's and Nice Guy Rick's American Grill, which have live music at night and on weekends, and they also head out to support the Pirates at Lumberton High's football, basketball, baseball and softball games. The Lumberton Public Library is another popular spot, offering ongoing programming like story times and a Summer Reading Program.

Lumberton is car-dependent
Lumberton sits at the crux of U.S. Route 287 and U.S. Route 96, which residents take to get to the neighboring community of Beaumont. Located less than 15 miles away, Beaumont is also home to the closest hospital — the St. Elizabeth branch of CHRISTUS Southeast Texas — and the nearest airport, Jack Brooks Regional, which offers daily flights to Dallas Fort Worth International (DFW). For flights outside of DFW, residents will need to drive the 91 miles west to the George Bush Intercontinental Airport in Houston, which flies to destinations worldwide. Lumberton has no public transportation and is a car-dependent community. Despite this, for many residents, Lumberton's rural location remains a part of the appeal. "I love being able to drive just a few minutes south to Beaumont or a few minutes north to Kountze or Silsbee," says Cheek.
